Bring Your Business Elsewhere... Not Crown
I hope I'm catching you before you make the mistake of signing a lease with Crown.
Ask for the lease prior to signing, and read it in its entirety. Fees & Fines! The fees and stipulation fines are ridiculously expensive and are put in place to drain your pocket book. Life happens! As a landlord, you need to understand that, and be willing to work with your tenants, instead of "sticking it to them." Especially, if you are dealing with a good tenant, who has paid their rent on time consistently.
There is no such thing as "normal, wear and tear", when leasing from Crown. I will guarantee you that Crown will find a way to nickel and dime you. Document EVERYTHING, keep all written paperwork, and save all written correspondence including e-mails.
This 30 years in business claim, doesn't mean a gosh darn thing, if you're not good at it. Sounds more like delusions of grandeur.
I would strongly encourage you to do your research. Visit the other boards and read the reviews. Talk to people too. Atlanta may be a large city, but people talk. Especially when they have had a bad experience with a business. Also, go the the Better Business Bureau site, and file a complaint. I noticed that the BBB has removed their rating of Crown altogether.
