We had a debris pit that caused the stairs in our side yard and deck to sink. Because the extent of the sinkhole was not fully known before the start, C&M would not bid a fixed price contract, though Michael has enough experience in sinkholes to give a ballpark number. The carpentry crew came in removed the stairs and supported the deck with a temporary structure. The excavation crew came in and did an expert job removing 10 tree stumps about 3' in diameter and a truckload of debris. Had to dig down 15' to get to solid ground! They brought in 7 truckloads of fill dirt, compacted it properly, re-graded the yard (better than the original contour), replaced the stairs and added a stone retaining wall - a vast improvement over the original mess that was in that part of the yard. These guys know what they are doing! One caveat - your yard will be destroyed in the process so agree before hand on the final step; sod (expensive) or grass seed which will make the yard unusable for some time and may not be as visually satisfying. The only way to assure that a sinkhole is fixed is to clean it out and properly fill it in. Remediation of sinkholes is not cheap and an unfortunate result of the stick it to the homeowner philosophy prior to the mid 90s.

I hired C&M to maintain my yard after some bad experiences with landscapers. Maintenance service has been timely each week. The crew is in and out and does a good job. Over the summer I had C&M do some additional work in my yard and was pleased. The total was within $25 of the original estimate.

We've hired C & M a number of times over the last 20 years or so, always to extremely good effect. The last time (work finished a couple of weeks ago) was minor compared to the extensive work they've done before, but it was a fine example: when the initial work was done, I failed to look over it with care at first, and when I did, I noticed a couple of bits of stonework I had wanted repaired (besides the main damage that was sorted). I called C & M, half expecting to be told I'd have to have another estimate/job order--instead, the same friendly, competent, cheerful crew (Abel, Alfredo, and Rauel) were back out that week and added what I wanted done quickly and without complaint. Then for the real surprise: when the bill came, it was for far less than the estimate, despite the extra call. Beautiful work done, for a most fair price. We'd heartily recommend to anyone needing stonework, landscape installation, sinkhole sorting, or just minor repairs. Thanks!

Ed, Thanks very much for taking the time to write us a positive review as it means so much to our ongoing business. I know that we have done work at your home a number of times over the last 20 years or so and am glad the results continue to be good.
Avoid this company. They overbill (billed for time not worked) and while they promised, in writing, the 'work would be perfect' it is not - not close to perfect. I was told over the phone to expect the work on my patio (pitch and settling issues) to cost between $500-1000, which made sense. The actual quote came in at 1,500 (red flag) but I, stupidly, went ahead and signed it. When the invoice arrived it included double-billing for travel time (hourly and trip charge) and for the 1.75 hours the crew left to get materials and take lunch. I understand billing to obtain materials but doesn't make sense I had to pay for their lunch time. When I balked about these two issues I was told three times I should 'just be happy the invoice came in less than the quote'. To continue the insult, materials were understated by 50% in the quote - how convenient. They have a good gig going here for those who are foolish enough to work with them - too easy to over quote then tell people to just be happy the invoice is less than quoted. Worst of all, now that it has rained, water continues to collect on the patio. When I sent pictures and asked for it to be corrected, they quoted another $600 to fix what they promised to correct from the start.
My stone patio had buckled and partially collapsed due to settling. The work was supposed to repair the collapsed areas and correct the pitch on the entire patio.

Carin, I am sorry you are disappointed. We are very specific in how we perform work for our customers. We are not able to give cost projections on the phone generally but certainly try to do so when asked. We had a representative come to your home and and prepare a specific written proposal. In your case the work item was to repair work not done well by someone else. IN all such cases we perform such work as Service work meaning that we Estimate the work instead of being able to give a fixed price and charge for the precise effort and expense only. You agreed to the estimate prepared for you and we scheduled the work to be done. The crew foreman that did the work for you has worked here nearly 20 years and is as skilled at such as anyone. Repair work is never quite as easy as installing things correctly in the first place. It is certainly our instinct to expend as little effort and expense as we deem possible to correct the deficiencies. The work came in substantially under the projected expense which is always good. We invoiced you for the precise hours expended in performing your task including time spent acquiring materials that are not stock items could not have been delivered in such a small quantity and we could not have been certain of the exact color match or quantity needed until we began the work. You emailed us to tell us that there was still a puddle on the patio and stated quite clearly that the are of the patio that they repaired was draining properly but that the issue was in the area that they had not taken apart and put back together again originally. They did not foresee it obviously and expended only the effort they deemed appropriate. If an additional section of the patio needs to be disassembled and reassembled then we would be still repairing the efforts of others and not repairing our prior efforts. I am happy to meet with you and take a look at it myself so please touch base with me any time.
I had no idea that it would take 6 weeks just to get on their schedule. Four weeks after I made the down payment I called to inquire when they would begin the work and then was told, "oh no, you have to wait up to six weeks just to get a date for work to begin. I called them 2 weeks later and was told that I may have to wait another 2 weeks to get a start date. He then asked me to hold, and he came back and said the work would begin tomorrow. Sounded strange to me but I was happy that I did not have to wait any longer. They completed the work in one day and did a very competent job. During construction of the stone retaining wall and filling in a trash pit the crew accidently crushed two of my inground sprinkler heads and damaged a drainage pipe. The area also needed pine straw to cover the raw earth. A crew did subsequently come out and promptly fixed all of those issues so now I am completely satisfied with the work that was done. It is hard to find a company you can trust so I plan on using C&M again on future projects and I would recommend them to my friends and neighbors.

Thank you for your positive review. We do have periods of time where we get a month or more booked on our workload and work very hard to get to projects as soon as we can. I am the scheduling manager and when we are really busy the biggest challenges are the weather and changes that customers elect to do during the progression of work which can sometimes leave me with an impossible task. I do my very best to keep everything organized and communicate effectively but do drop the ball from time to time.
In late winter, my husband and I began looking for someone to create an overall landscape plan. After several estimates, we were most impressed with Brendan Smith and his ideas and the cost was comparable to the other estimates. Brendan created the initial plan and worked with us on minor changes. We got several estimates on installation of the plan and, again, choose C&M. Our project was a large undertaking including tear out of existing plants, removal of large ivy beds , redesigned beds to cut down on the amount of lawn, and hardscape. The lot slopes down to the backyard and had no safe access from the front to the back. Since we are older, slippery grass and a fall could be traumatic. Brendan designed a stairway and retaining wall with wide comfortable steps that make a graceful transition to the back yard. The work done by his crew was high quality from the tear out to the hardscape of the steps and walls. The attention to detail on the installation of the steps and walls was second to none, from creating the correct footings to ensuring everything was level. We had a beautiful Japanese maple that had been planted in the wrong place and had outgrown its location. Brendan was the only one who wanted to move the tree instead of removing it and they did so...very successfully. We also discovered drainage issues that had to be addressed. Brendan worked with us to change the plan so we could stay within budget. The entire crew was pleasant and professional.

I had a fairly bad experience with C&M. They were very expensive and did sloppy work. I called them out to work on an issue with a leaking corrugated rainwater pipe in my back yard that was causing a sinkhole (I contacted the county but they did have documentation that the homeowner was responsible). C&M recommended a $10K+ fix but I couldn't afford that so I asked for them to try and patch the holes. They attempted to, but the very next rain washed out all their work. I looked at their patch job and it was so bad I could almost fit my hand through the holes that were still there. They had no interested in coming back out. I ended up patching it myself, buying fill dirt and haven't had a problem since. I spent $2K for almost nothing. Be aware, they charge $250 for a consultation and then for a contract they include their travel time. So when you are paying over $200 an hour and they are driving from Cobb county to where ever you live, you will be billed an extra 1-2 hours of "work." I would *not* recommend them for any residential work.

Erik, you spoke with me on the phone originally. We determined very easily that you have an unusual situation in that you own a stormwater culvert and corrugated metal piping that are now 40 years old or so. Most such drainage systems at owned by municipalities and the long term repairs at not a homeowners responsibility. After discussing in as much as we could on the phone you elected to have me perform an on site consultation visit at the agreed to fee. During the on site consultation I assessed the work and then proposed an Estimated scope of work which included disassembling a fence and some landscape to gain access with needed equipment, the removal of the concrete top of a stormwater culvert, and the excavation of the settling area. You accepted our proposal which included specified rates for the services to be performed and we scheduled the work. We performed precisely what was specified in the proposal at the specified rates and found that the cause of the soil failure was precisely what I had told you to expect which is that you have old corrugated metal piping that has rusted through on the bottom. The Piping doe not allow access to the full length of the pipe so we repaired the portion of the pipe that we could gain access to. I made a site visit to see everything once my crew had it exposed and directed the efforts and discussed in detail with your wife that day and later with you on the phone what we could do and that the likelihood of future failures was certain because of the condition of the pipe and the fact that it simply cant hold water anymore. We charged you at the agreed to rates, told you it was only a temporary repair, discussed it with you in detail at every step along the way and projected the costs and efforts involved in fixing it completely. The fact that our effort did not hold up through the heavy rains is not because we did anything wrong, it is because of failed piping and the fact that your follow up effort seemed to hold up better is simply because you knew what to do because of our input and efforts. There is simply nothing that we could have or should have done differently in your case or I would b happy to do it but we charged you precisely what you agreed to and our rates are not high.
I've given five-star ratings only twice before, but feel I have to this time, too. I paid the refundable consulting fee to Michael Staley to evaluate our front yard unpermitted retaining wall and to estimate costs to tear it down, reestablish yard slope, and seed. I was surprised and pleased that he was so knowledgeable and considerate of our need to keep costs down because we were sick about having to do this to sell our house next year. When it started raining and I emailed that they should put up silt fencing, the job was done within hours. His crew tore the wall down and hauled masonry away in 2 work days, and sloped the yard for grass in another. Because he was able to use some of our dirt on another of his projects, he saved us thousands on landfill costs and didn't hesitate to pass the savings on to us, a rarity with Contractors. Because we'd save so much, we decided to sod instead of seed, one more day's work, and still ended up below his original estimate. If we had only found him to build the retaining wall years ago, we wouldn't have had to tear it down now. He kept our future home sale always in mind and acted in our best interests the entire time.

I so appreciate your review. I tell people all the time that we make a living knowing how to do such things and in your case it was so relevant. Your original project like so many efforts that I see had simply gone all wrong. The concept had good potential however the costs of doing it correctly would have kept you from doing it so your original contractor sadly just didn't have the right skill set to steer you in the right direction and instead executed the work in a manner that it was sure to fail and never looked good. the only thing of value when you and I met was to simply take it all the way apart and put it back together as it was originally. It is always a shame when this happens and it is all too common. Homeowners often times associate landscape contractors all together and while there are aspects of work that most all landscape contractors can perform, there are many projects that only a few of us can really perform WELL.
The owner talks a good game and obviously has experience, BUT: The service and customer care came second or third on the crews priority list. Many errors were made. The charges for equipment and personnel were unreasonably high for the work performed. Look for other options. C&M also did not help with requests for County reimbursement of charges.

Michael in your case you had one of the absolute worst buried debris pit situations that I had every encountered and I can't imagine how we would have possible gotten through the efforts needed without disappointing you along the way. But on the other hand I have to defend our input and decisions during the process and the outcome as well. We knew about the debris pit at your home long ago and gave input to your wife about it. Originally she elected to just replace the driveway and hope for the best. Actually that may have been done more than once but of course as is the nature of debris pits, it kept sinking nd failing because the buried tree debris was still decomposing and losing volume from underneath. We told you to pursue the county for their efforts because the debris pit obviously extended across the property line and into the right of way and even under the street, which it indeed did. You hired us to take action after trying the county and we proceeded with the work knowing all of the complications involved. You and I spoke at your sit about every day and discussed in great detail how we were proceeding attempting to discover the total depth of the hole and work through complications with utilities. In the end it was a phone call from someone at Cobb EMC who I have along term professional relationship with to someone at the Cobb DOT along with the fact that you had contacted them prior that resulted in them showing up to meet with you and I and decided at that point that indeed it was a job that they should be doing instead of you. At that point the Cobb Dot tackled the entirety of the debris pit including the portion in the neighbors yard and the portion in the right of way and under the cul de sac. They made great resources available to one of their preferred contractor in the form of a full time utility coordinator, hauling, free fill dirt not to mention that they were paying for all of it. Simply put the task at hand to repair the portion of the sink hole that was effecting your property and driveway was extremely more difficult to perform. I am surprised that you would go and write a bad review about us when al of our efforts were performed hand in hand with your input and with the end result being that Cobb County fixed it all correctly in part because of our efforts and my input. Given that the project ended up costing Cobb County the greater part of $200,000 in the end it seems like you would clearly be able to see just how difficult our task was and given that you and I communicated so much during our efforts it seems like you would be able to see our effort for what they were, cost conscience efforts performed with the best intent in the best manner that made sense for the desired result.
I am sure it did look like the other contractor was better than us. They had all of the utilities moved, had the whole culdesac to work in, and you weren't paying for it anymore.
on time, professional, courteous, accurate and very efficient. since the work is based on billable hours, we were impressed by the speed in completing the job. knew what they were to do and how to do it! we definitely hire them back next time we have the need!

Avoid Michael Staley at all costs...typical sales person who does not stand behind their work once they receive their money. Deck squeaks all over when you walk on it. I called and emailed several times and all they do is make excuses...they can't even send someone out to look at it. I spent over $20K and this is what I get. Company does not stand behind their products and wants nothing to do with you once they complete the job. The only time the deck does not squeak is after it rains. I now have a deck I cant enjoy because of the noise it makes when you walk on it.

JJ, I am far from a typical sales person. You called me about your deck squeaking and we discussed it thoroughly or than once. It is the natural tendency of wood to change with the weather as we discussed. The only thing that you can do about it is tighten up all the fasteners on a deck when it does it as we discussed. It is the same reason that floor boards squeak, cabinet doors might not close the same in one season as it does in another, a door might not latch, and in many other cases with outdoor carpentry, something moves or changes in time. I never told you that I wouldn't com take a look at it, I simply told you that the only ting that can be done is for us to perform the service of tightening al the fasteners and that we would charge for the service as it is specified in our contract that we do not warranty for the natural tendencies of wood. Many companies do, and w have discussed it thoroughly on many occasions over the last 26 years but we simply don't. We gladly warranty anything that is covered and in your case it is not covered. I have a squeaky deck at my house some of the year too but it isn't because something was done wrong. I have had the squeaky deck conversation with only a couple of customers over the years one of whom was recently and he elected to have us come tighten all the fasteners which he paid us about $150 for and I followed up with him to discuss with you in mind and he was very clear in that he understood why we didn't warranty the issue and was happy with the result of the follow up service. Your description of not getting follow up from me is extremely inaccurate as I reply to every email and I return every phone call. And I will gladly talk to you about it and come take a look at it myself any time you like.
We had significant landscape drainage problems other firms did not address. C&M "listened" to our concerns, designed a solution, scheduled the work, did not try to sell us unnecessary plantings but instead incorporated existing plantings into the plan, then supervised and installed the complete job. Great experience from start to finish. We are very satisfied and would hire C&M again.

Thanks for posting about your positive experience. Drainage is the most important part and a part of every thing that we do. So may contractors inadequately address drainage because it is not what customers really want to spend money on. So often we are asked to repair drainage issues among 10s of thousands of dollars already spent with other contractors and we fortunately have many long term relationships with customers that started by having s solve their drainage issues.

We had a large sinkhole forming in our side yard and I contacted C&M to give me an estimate to fix. Michael Staley spoke to me extensively on the phone before he even came out to view it. Even though there was a consultation fee, I had him come out. I'm sure glad that I did. Because of the consult fee, I felt very confident that Michael was doing just that - consulting with us over the issue, not trying to sell us some services. It was worth every penny and in return, we received a great education and peace of mind. I will be sure and contact them in the future if I ever need any work done.

I really appreciate you posting about the positive experience with a paid consultation fee. We specialize in "Sink Holes" and have taken them seriously for a couple decades whereas many other firms simply don't understand the nature of them. About 85% of the "Sink Hole" calls that we receive are about buried debris pits which at very expensive to resolve properly. 15% of the calls however are a result of things like Old hand dug Wells, sanitary sewer pipe issues, tree stumps, trench failure and general soil failures all of which people just don't know much about. We excel at identifying the cause of "Sink Holes" and helping customers understand the whys and whens of how to monitor and repair these unfortunate circumstances.
We used C&M to take care of 2 sinkholes, landscaping our back yard, taking down an old deck and building a new bigger deck with cable railing. They did a wonderful job on everything and did exactly what they said they were going to do. Their workers were very professional, competent, and friendly and we would certainly use them again. We give them an A+.
