Client's First managed a property in East Cobb for two years. After parting ways I'm now managing the property myself. During the two years that they managed the property, there were at least three property managers that represented our property. I had to frequently follow up multiple times when there was an outstanding task (making sure gutters were cleaned, HVAC serviced, coordinating a quote from tree removal etc.). There were items that they said that they would take care of and they simply did not get done. When a tenant asked for a reduction in rent at the lease maturity, they simply passed along the request and did not volunteer any information on whether the market supported the request. I had to push to get the market intelligence from the Client's First rep. When the tenant's lease matured, I met with the Client's First property manager at the property. She mentioned that she would be "updating" our agreement. I understood this as entering new dates as our agreement was for two years. A few weeks later they presented an agreement that was notably different than our prior agreement and pressured me to quickly sign as they had a new tenant that needed to move into the house in a few days. I felt as though they were not being transparent with the terms being changed when it was not discussed at our prior meeting nor was this mentioned when they asked that the agreement be signed. I will not be using Client's First in the future.

Personnel does change from time to time and we try to make these changes as seamless as possible. It is true that we did change our agreement. After using the same agreement for four years, our legal counsel informed us some updating was necessary. I own 12 properties and have used them for the last 2. After having to evict a tenant I found myself and it costing me about 7k I am super glad I found these guys. My new tenants are great. I added some photos they did of my place too. Very professional looking.
