His knowledge of the building industry becomes apparent as he explains the tests he performs and why he does them.

Steven from Detailed Home Inspections, did a super job inspecting our home. He inspected items that other inspectors I spoke with said were not necessary. They just take a temperature reading and if it's not cooling, refer it to an A/C company. Well, the unit was cooling, but the others would have missed my failing A/C compressor, but Steven DID NOT! I saved the $489 estimate for a replacement scroll compressor as the seller agreed to pay for it! Now I see what Steven meant by asking, "How is an inspector going to inspect, if he doesn't open covers or panels?" Steven also discovered that the fins of the cooling coil were plugged with cat hair, which my wife is allergic to. The seller paid for the cleaning as well! We can't thank Steven enough for his attention to details.

I wanted to take a moment to thank you for the superior job you did inspecting my new home. Your careful examination of the house was very helpful. In addition, you really went the extra mile to ensure that I had the report on time. You checked for problems that the other inspectors that I talked to said were "Beyond the scope of inspection" , yet, you found issues that still saved me money. Thanks to your checking our appliances for factory recalls, we got our Hotpoint dishwasher repaired for free. We didn’t know the sliding switch on it was a fire hazard! We appreciate the free home warranty too. So far, we haven’t had to use it (knock on wood). I see what you meant by saying that not all ASHI inspectors perform the same inspection. I would recommend your service to anyone that is looking for a complete, careful home inspection at a fair price.

My wife and I would like to thank you for inspecting our future home on October 12. Your inspection was quite thorough and detailed, and you identified several areas that were of immediate and future concern. We believe that you were professional, honest, and unbiased in your evaluation of our home; you told us what we needed to know about the house, not what we wanted to hear. We were able to negotiate with the sellers, and, based on your inspection, we were able to receive credit to address some of the deficiencies in the house that you highlighted. We hired Steven from DHI to inspect a home we put a contract on. He met us at the house and was on time for our appointment. We had many questions and he was able to answer them and put our minds at ease. This was not the first house we purchased so we had some experience with problems a home could have. Steven pointed out the A/C unit inside had cooling coil fins that were plugged solid with a layer of gunk. The seller showed us a receipt that the unit had been "Serviced" just two months ago! Steven also checked the amperage on the outside unit and found the compressor was drawing way too much current. Steven's observation of the water meter's flow indicator led to the discovery of a leak under the slab which explained the tiles popping up off the floors. My last inspector never checked these items on our last purchase. We decided not to buy this house. Seller was unwilling to adjust the price or pay for repairs and neither were we!
