We know when we are not respected, 4/10/2015

Days before viewing this property, I stated that the carpet should be cleaned as part of my contingency plan. The Prop Mgr. had at least two days to get it done. She and the owners of this home are... pathetic. They do not want to repair anything, which is what we discovered once we moved in. Due to time constraints, our hands were tied. Therefore, we asked for cleaning to take place prior to us moving in, despite this carpet. The property manager threw it in my face backwards and forwards about my untimeliness for viewing, as if she’d do a darn thing about this property. She did not even do her six months review, as she should have, why would you do anything before we moved into the property? Now that we have decided that we no longer want to rent this property any longer and terminated the lease, the property manager has the nerve to show up at the home where we are renting, stating that she sent us an email. Well, this lady states that they want to show the home, while we are still renting this property for the remaining one and a half month. This is the most discourteous thing we have incurred since we have done business with Excalibur. The owner and the property manager are anything but nice.

From a Landlord..., 3/03/2015

I live on the west coast and own multiple rental properties in GA. I have used Excalibur to manage one of my properties since Nov 2007. I can honestly say that they have done an amazing job. I have 2... great points of contact, one for accounting, and the other for the actual property itself. Always great service, Thanks Excalibur!

Never do business with them - Lease Health Hazards

Excalibur and Terminus Homes LLC had me sign a lease for a home that had water intentionally draining in the crawl space which causes mold and mildew. There are water marks on the walls which proved the water had been down there a while. The house is a health hazard so we cannot live there. I asked for the lease to be voided and my money returned. They are still trying to hold me to the lease.

Satisfied Homeowner

Excalibur has managed my property for almost a year and I am pleased with their services. My main reason for using a property management company was to ensure I received timely payments and was not bombarded with the stress of managing a property. I also recommended Excalbur's services to friend who is also using them to manage a property.

Worst Management Company I've Ever Dealt With

There were multiple things wrong the day I moved in. I arrived with my moving truck to find out that it hadn't been communicated that I had to pay to rent out the elevator to move my things in. The management company representative arrived an hour late to meet me with the keys while I waited outside with my truck and movers (who I was paying by the hour). When I finally went into the condo, I found that it had not been cleaned, there were broken blinds, the carpet hadn't been cleaned and there was a light that was missing a cover in the bathroom. Some of these repairs took over 4 months before a repairman ever came out. The management company said that it took so long because there were 'scheduling issues ;and I was unavailable for an issue that should have been fixed before I ever moved in They never took responsibility for anything on their part. I'd go into billing issues I've had, but I don't have time. I'm usually a very happy client/tenant but this has been a very bad experience.

unfair late charges Do not move in b4 work is done

This company only cares about the home owner as long as they are getting their share. They are not available on the weekend but expect to receive the check on the weekend when the date falls on their day off. Work schedule are hard to get done since no one responds to your problems on time. I have been there for a while and not once have they offered to paint the house in seven years. The carpet was not done we had to hire someone to get it clean when we moved in because they told us once we moved in they were not responsible for anything anymore. Always changing Property managers and they work from home mostly never in the office to answer your call always emails and 24 to 48 hours before a call back.

Bad Bad Bad Experience!!!!!!

I have been a home owner for over 20 years and dreaded having to rent, however, I was forced to due to economic situations. The fiasco started with the realtor that did not show up for our scheduled time, and called to reschedule at a later time during the day. When he showed up, he also had another couple scheduled at the same time as my appointment. (Bear in mind this was on a record set for freezing cold temperatures in GA). I felt like I was competing in an auction. He could not be candid about the application process only saying "I hope you get the house." After paying $100 in application fees, received an approval letter that my dog was accepted to live in the the home and a denial letter for my husband and I with a reason having nothing to do with not being able to afford the rent but because of some background check that showed up as a misdemeanor charge that was dropped! They are not personable, and very hard to get on the phone. Will never do business with them again!

Disappointed is an understatement

If this company manages a property you're considering renting, I highly recommend you find a different property. We own two rentals, one managed by a company and one we manage ourselves and we have been disgusted with this company. I could not get our agent to call us back, so I had to reach directly out to the owner, he of course received an immediate response. We signed our lease at a bar because they didn't have an office available on a Saturday. We went day's without hot water, because they did not return our call. Granted two of those days were over a weekend, but what kind of rental agency does not have service over the weekend. When we did our walk thru, the agent was rushing us because her minor child was in the car. We later found several things not noted on the walk thru, we called and she assured us it would be added. I don't know if she did or not because even though we vacated the property a month ago, we have not received our deposit, or a copy of the inspection. I'm assuming because our "new" agent only responds to my emails reminding me about the last months rent, that they are waiting till they have collected it to tell me there is no deposit refund. This company may present well to homeowners, but I can assure they have no interest in serving the renters. The process with them has been a nightmare beginning to end.

Very Unprofessional

My wife and I recently moved from a rented townhouse managed by Excalibur into a beautiful home in Dacula, but we had dual residence for about a month which gave us time to make sure the place was spotless. Now when we finally moved out they were determined to keep most of our deposit money by stating false claims of damages. While less than half our deposit money was en-route to us via mail, they e-mailed us and said that the owner threw in additional charges but they couldn't tell us what it was. Please don't fall for the, “oh, you don't have to be there for the walk through ", that's what they told us and because we work Monday to Friday, we decided not to take off work for the walk through, oh, and I forgot to mention that they set the walk through up on a Tuesday morning at 9:00 am. Excalibur personnel are impossible to reach and they don’t return calls nor e-mails, so just remember to go through the walk through with them and make sure you have plenty of pictures to fight the false damage claims.

BIGGEST NIGHTMARE.....

we put in an application with them we did not hear anything back in almost 3 weeks.we keep calling and no one picks up leave messages and no one call back and once you reach someone they are completely rude. finally they tell us that our application was not denied but that property is not available anymore, we give them an alternative address and again dnt hear from them for 3 weeks...IF YOU CAN AVAOID THEM DO SO..THERE ARE BETTER MANAGEMENT COMPANIES OUT THERE THAN EXCAL!!

If you can avoid them.....DO SO AT ALL COST!!!!

Like the previous reviews have stated "Their customer service and communication sucks". They fail to realize that property management doesnt begin and end when you sign the lease and the requirement is not simply "collecting your rent". They also utilize a maintenance company titled "G3 Mechanical"...Jack of all trades....masters of none! They too make false promises; scheduled appointments only to be rescheduled because its not convenient for them? The only thing consistant is their poor service.

I appreciate everyone at Excalibur very much. I have been renting now for just short of 3 years and they have taken very good care of us. I appreciate their attentiveness to all of our requests. We have had a good experience with Excalibur.

Worst Company ever!!! DO NOT USE THEM

This company has serious issues doing business. Just like every review in here. They do not return phone calls, make up funny excuses, super rude, not proactive at all, and worst of all they don't care about your business. Please do not use them, you will save yourself a big headache. This guys are scam artist and that is not a joke. I would not be surprise if they are adding good reviews themselves on this website. They are not even close to 1 star.
