  • Home Inspection and More LLC - Little Rock, AR - A Cast Iron Drum Trap from a House that was listed as being built in the 1990's. An addition was added  in the 90's but the house appeared to be 75 years old. The drum trap is normally attached to cast iron pipe and not plastic tubing. This is not code anymore and connections are completely rusted.

This is where the plumber connected the kitchen copper water pipe to the new bathroom. The plumber caught the house on fire and did not tell the home owners.

  • Home Inspection and More LLC - Little Rock, AR - Vent on right is in the carport, it is a fresh air vent that was originally a combustion air vent for the HVAC on the other side of the wall. Someone has tied it directly into the air return (it even bypasses the air filter) so whatever is in the air in the carport (enclosed on three sides so it could be a garage without a door) can be distributed through out the house (like carbon monoxide).
  • Home Inspection and More LLC - Little Rock, AR - Voids in knee wall is interior wall and has no fire blocking or insulation to the bottom sill plate 10 feet down.

The open sections back onto the tub, toilet and sink plumbing. The insulation that was installed in 1965 does not fill the full wall cavity.
  • Home Inspection and More LLC - Little Rock, AR - Gas water heater flue is tied into furnace flue and enter a two story chase that contains the duct for the air return. The metal tape prevents determining how they are connected, the tape wraps around the air return duct. The vent behind the flue pipes is a supply vent even though there is another one five feet to the right for the same 10x10 room. Insulation for line set is to close to the flue pipes, so many things wrong I can not list them all here.

  • Home Inspection and More LLC - Little Rock, AR - This was the final row of piers farthest from the entrance. That is a terracotta drain pipe with a rock used as a pier. Good money was paid to do this work. The vapor barrier ended about as far in to the crawlspace as you could see from the door.
  • Home Inspection and More LLC - Little Rock, AR - Home remodel made the drain into a S-trap. Wanted drawers under the bathroom sink so they moved the P-trap up. S-traps are not code because they allow water to be siphoned out of trap.

Would not have seen the loose duct when inspecting the crawlspace because it was behind a wall to a room the seller made in the crawlspace.

From one side of the house to the other side the entire front attic had been removed and drywall attached to rafters. Looked good and could have been a good remodel except the house has trusses and all the cords and webbing was removed to get high ceiling. The front wall of the house was pushed out and the brick was cracking.

    Inspector was on time for the appointment, professional appearance and provided a computer report with pictures. Log-in and password was sent by email the next day. It was a very nice experience. Will remember next time to make sure all utilities to the property are on, the hot water had no gas and could not be tested. The inspection report contained information including model, serial numbers of appliances and air conditioning unit and phone numbers for service companies. Very good experience.
