My experience with Home-Probe was exceptional. JR was professional and thorough in checking out every inch of a home we have a contract on. He spent three hours in this small home and found many things we never noticed. Who knew certain water heater hook ups cannot have more than 4 elbows where this one had nine??? This could lead to the tank blowing up. I cannot express my gratitude enough for JR. I left the home feeling secure in knowing it had been completely inspected. In addition to finding every issue, he suggested ways to make the repairs as inexpensively as possible. Kudos to you JR and to Home-Probe, Inc.

Nate B. was absolutely fantastic! He provided thorough feedback on his inspection, was very willing to share his knowledge, and was just overall enjoyable person. Because we're first time home buyers, we were terrified to get stuck with a house that has a lot of issues, and after this inspection I feel a lot more comfortable with what needs to be addressed. Home Probe did a inspection for a house I am purchasing. They have a staff of inspectors so they were able to schedule me quickly for an inspection to meet our due diligence date. William Jazon was our inspector and he was very thorough. He walked me through the things he was seeing. Walked the roof as well. Went in the crawlspace and attic. They provided the results that night.

Home prode did my home inspection last month and it turned out to be a great one. They found out few items that were really critical for home and they were right upto mark with their observation.

Be aware of this company! We had a home inspection done by Home Probe on May 1, 2015 for a fee of $453.10. Inspector was very friendly, however, on closing day moving in (a couple weeks later) we had to realize that the AC was broken and did not work at all, washing machine was not working (flooded all of second floor and have to have mold work done now) and huge amount of rotten wood under patio door. How was that all missed (A whole bearing beam was rotted through and was visible in crawl space which should have been included in inspection)? We would not have closed on the house knowing of those issues and have to pay now thousands of Dollars out of pocket (home warranty also refused, as to preexisting condition). For that price I would have expected a much more thorough inspection!

We understand purchasing a home can be an expensive endeavor, and that the fee you paid for your home inspection was intended to help avoid surprise expenses. We've thoroughly reviewed your inspection report, Johannes, and reached out to you privately to resolve your concerns. Even looking back with 20/20 hindsight, there is nothing that we or any other inspection company could have done differently to be more thorough or spare you any of these expenses. Here's the brief explanation of why: It's important to keep in mind that the AC unit was tested during the inspection and was functioning with a temperature differential that suggests good performance. Our report also identified the age of the AC, with several years left in its life expectancy. No inspector and no amount of being thorough can predict when a cooling system will fail, particularly if this happens before even the manufacturer suggests it will. The inspection report also noted the wood rot with a suggestion for repair on page 25, line item 17. We always advise consulting with a qualified contractor when repairs are recommended. Finally, industry standards (which we send before an inspection) exclude inspecting appliances. As a courtesy, we do inspect the appliances that are built-in. Because a washing machine is typically disconnected with home ownership, which we understand was the case with yours, it is excluded from any inspection. Your report did advise adding a drip pan which may have mitigated some of the damage from the leak. While we feel badly about your out of pocket expenses, your inspection report was accurate and thorough.
I cannot second the 3/11/15 review of Home-Probe and Marla enough. This was my first home inspection ever and I had no idea what to expect. Marla explained everything very clearly and made me feel completely at ease with understanding what was going on with the house -- the good and the bad. She went through everything incredibly thoroughly, even our house-length crawl space that may not even be 2 feet tall! I would definitely recommend Home-Probe to anyone that asked!

Marla from Home-Probe inspected the house we're purchasing and was wonderful the whole time. She was punctual, professional, thorough, responsive and great to work with. She got her report to us in a timely fashion based on the timeframe she promised us, and it was complete and easy to understand. We even had a small follow-up request a couple of days later that she fulfilled within minutes. We would easily recommend her to others.

This is the third time I've used Home Probe for house inspections, and I've come away extremely satisfied every time. They absolutely know what they're doing, and explain things clearly and concisely. The report they give you not only explains the issue, but also WHY it's an issue, and is both robust and simple to follow. They encourage you to be there during the inspection so you can ask questions. They don't shy away from telling you verbally if an issue is one to focus on (e.g. yes, this is an issue, but every single home in this neighborhood has it, and here's why). One thing that sets them apart is you can contact them for questions for as long as you own the property. Wow. Great company.

I'm getting ready to remodel my kitchen, and thought this would be a good time to take care of any other needed home repair issues. I scheduled a home inspection in hopes of identifying those home issues that needed repair. The inspection was very complete and did identify repair issues that I otherwise would not have known about. The inspector was very professional and walked me through the process. The final report included pictures of needed repairs along with repair recommendations. I highly recommend using Home Probe to identify needed home repairs in preparation for a home remodel or home sale.
