Pretty impressed with this warranty company!!!!
Before writing this, I did read a few of the other stories on here Wow!! You must not be talking about the same HomeLife company we have, or there alot of you that are cheapskates
We've have had about 4 different warranty companies over about 5 yr span and this is hands down the best of them Example: A few years back, we had a big name warranty company when our water heater went out, they, the warranty company we had then told us because of non maintenance they weren't covering anything Checking around we found that the avg. price of having a water heater properly put in by a professional,not just slapped in, was about $1000 . Now fast forward 4-5yrs. We have a different home and home warranty.. We purchased a home that was about 10yrs old nice and cozy.. Well one day my water heater went out and was leaking from what seem to be everywhere.. Now of course it's an older home and after seeing what was there, obviously no maintenance was done.. We called and they sent someone out to check it out and We were figuring about $1400-1500 given cost of inflation and all plus any taxes the guy showed up within 48hrs, only because me and the wife had to work so we scheduled when one of us were going to be there.. Long story short They were awesome, and was very professional and reasonable.. But there again We wanted it done right the first time and not looking for something for nothing!!! HLHW You will always have our homes!!!...

REPLACED WITH BRAND NEW AC & HEATING SYSTEM!!!!
We chose Home Life Warranty on the home we purchased because our Realtor suggested them and a few others. We went with Home Life because they have a lot more to offer then anyone else. We also looked at the number of complaints on kudzu and the BBB and compared them to the other 2 companies our Realtor suggested. When we saw the number of complaints of the other companies, forgot who they were, but one had over 650 complaints on the BBB and the other had about 1200 complaints on the BBB. And that was just in Arizona. Compared to the complaints of Home Life which were 28 in 10 years. From that we were sold. But we just had a claim for our heating system and they replaced it no questions asked. We did have some overages but the service they provided was fast, responsive, friendly and courteous. They did mention that any clients from my realtor were regarded as a priority. We could not have been happier at how we were treated by them and will continue to use their services. We now have heat and the unit purrs like a kitten.

HORRIBLE
Steer clear of this warranty company. As of the date of this review, their BBB rating is an "F". That is not by accident, they truly are a deceptive organization. They will find almost any reason not to pay most claims. The claims they do cover are typically normal maintenance issues that could easily be repaired by homeowner with just a little research. Read the contract, the fine print gives them an out in most situations. Particularly if you have a home over 10-15 years old. Look at the fine print concerning "obsolete" parts, circuit boards, freon, etc.

When you submit a warranty claim, they will have a technician sent to do repairs. In most cases, this technician will be from Expert Mechanical. Expert Mechanical is not a separate independent company, they are part of Homelife. They will fix minor repairs, but in circumstances of more expensive and costly repairs, they will typically NOT be covered under the warranty for any number of reasons. What they offer instead is a
"discounted" rate for replacement. The "discounted" rate they offer can usually be beat by any number of certified companies not affiliated with Homelife.

Don't waste your money, between the annual cost, service fees, and paying out of pocket for everything NOT covered, you are not saving any money. You are better off calling a service professional when maintenance issues are beyond your ability to fix on your own.

Home Warranty Protection A Total Scam
Total scam! I paid in advance 1 yr's worth of protection to my sonís house and my own house. When the AC went out in my sonís house, I put a claim in and they sent a technician to investigate. It turned out to be a leak in the condenser coil which they refused to repair/replaced. Instead, they offered $1500 to go toward the cost of a new AC, but only thru the technician that discovered the leak which gave me a price of $4200 for a new unit. When I refused their offer, they said that they will give me $150.00 to withdraw their coverage to the AC unit. After I agreed with this offer, they turned around and change their mind because they said that my original claim was denied. I am now in the process of trying to getting a refund for the unused portions (about 7 months worth) of my coverage. I sent a claim (registered mail) to the address listed in their website. The letter came back with the postal service unable to identify the business. Stay away from this business. They are a total scam.

Deceptive mailing practice
I received a renewal notice from Home Life and I've never had any business with this company. I would never do business with a company that uses deceptive mailing practices. BEWARE of such companies.
