I have leased from John's company on 2 different occasions. Once when my credit was at a point when no one would deal with me (and he did) and on a second occasion when everyone else was talking to me. On both occasions he was professional and transparent. When I had an issue it was resolved quickly. I highly recommend his services and refer him to other potential leasers.

John Suarez and his employees have been helpful each time I have needed assistance. I place a call and almost immediately I have a response and the problem is solved. The nearly 5 years we have been here have been great!

It is hard to put into words what John has done for me but let me just let the story speak for itself! I bought a house in august of 2007 (bad timing). After a couple of years my wife and I decided to move back home. When we tried to list our house an agent said not a chance let me tell you who to talk to. She gave me John's number! I was apprehensive at first for I am what is reffered to as a reluctant landlord! Best free advice an recommendation ever! He came in and told me what the rental market would bear for my home and sure enough it was leased within 2 weeks! Tenant stayed for 2 years! We moved back in for a year and then decided to rent once more! John picked it up like nothing had changed. Rented it this time in a week for more money. In all we rented to 3 different tenants and had a great experience with them all! Then the time came to sell the house and who else but the guy I had come to trust! He put it up and I had my first offer in less than 30 days. The deal fell through because buyer had a change of heart but no worries because I had another contract within a week! Throughout the process he stood strong for me and got me what I was asking! Also, had to have a few repairs done before closing and at closing the other realtor praised the workmanship of John's people! I could go on and on but the best way to put it is there is nobody out there that gets it done and does it right like John Suarez! True life saver!

Both Shannon and John are the rudest people in customer service I have ever met! John has hung up on me multiple times and ALWAYS ALWAYS has a poor attitude when I call. Trust me when I say, buyer beware!

John Suarez and Associates is a great company to do business with. As one of their vendors I can say that they run a professional company and always pay timely. It is obvious that they take pride in their rental homes.

We've been using Suarez and Associates for about 5 years. Our condo has ALWAYS been rented to good tenants and we have never had problems. I recommend them highly.

A have read the other reviews and this company is crooked. I am a 46 year old man moving out of a 500,000 5 bedroom home in east cobb. I rented a home for these jackals. First they didn't want to pay the fees to my real estate broker. Second there was a basketball hoop under the back deck upon move in. I asked them to remove it. they never did. (But they charged me to remove it after i moved out) Third the driveway was cracking up due to a tree. It flattened two of my tires. I requested it to be fixed. which the NEVER did. THe carpet in the basement was 30 plus years old....I didnt mind because i was using the basement to store my furniture. Upon move out they claimed that the carpet was new and I had ruined it. I had my carpet man clean the entire house and have an affidavit that the carpet was old and dirty from move in. But they are trying to get me to re carpet the entire house. I have pictures of my move out ...showing totally clean....but the report that they sent me sounds as if I trashed the house. THey kept my deposit and are trying to collect 4500.00 from me to fix they dilapidated house. CROOKS CROOKS CROOKS.......steer clear.

I am a reluctant landlord - I got married and the market was too bad to sell, so I decided to rent. My first property mgmt company was so bad that I actually thought about just leaving it empty because I didn't want to deal with it. Too many headaches - not from the tenant, but from the mgmt company. Anyway, I found John and since he has taken over - it has been smooth sailing. Townhouse was rented very fast, there were a couple fixes and they took care of them quickly and costs were about average. The best part - I get money deposited each month! No hassle! Plus I am paying lower mgmt fees than I was with the previous mgmt company. John is a no BS kinda guy - he will protect your investment! He makes me want to own more property!

It's a lot of work to manage a property and I don't do any of it. John manages the 2 townhomes that my wife and I brought into our marriage in 2005. He has always been conscientious and available which is more than I can say about other companies that I have worked with. I have recommended him to friends and to a person they are very satisfied with the services provided. Go John!

John Suarez and Associates delivers an extreme lack of professionalism accompanied by an intensely high level of frustration. I hired them to manage my property back in August and was subsequently hiring a lawyer to "fire" them by May. During these 8 months, aside from his monthly fee - he cost me a large amount of time, stress, and headache having to CONSTANTLY micromanage every tiny bit of work I was *paying* them to do for me. By the end, I was fully managing the property MYSELF simply because my tenants were so angry about the lack of service (or response half the time) they were getting from Suarez. Marjorie (office manager) actually copped an attitude with them after ignoring their calls and e-mails for 2 weeks. There's CONSTANT passing of responsibility between employees and no accountability. When you run a business, it's your responsibility if your employees make a mistake, or (as was so many cases) simply don't do their jobs. I don't want excuses, I just want my property managed. Their "turn key" for my tenants was incomplete and delivered late. At one point Marjorie actually asked ME to call and schedule repair companies myself. Mistakes I can deal with, no one is perfect. I was patient and reasonable from day one, but there are only so many apologies and excuses I could swallow before I lost all faith this company was capable of making good on their end of our management contract. And the "we're currently understaffed" excuse only works so many times...

I am lucky that I have a very straight forward policy...I rent "good homes" to "good people". It doesn't always work that way. I have to fire an occasional Landlord and I have to deduct portions of a security deposit from a tenant. Sometimes you make a mistake agreeing to work on behalf of someone. Sometimes you have to charge a tenant for damage or cleaning. I wish that I knew that this site existed when 1 landlord, who I fired, and one tenant that I deducted money to pay for repairs sent 4 bad reviews apiece, over a 4 month period, from 4 different email addresses. We pride ourselves on doing a great job for all of our landlords and keeping the tenants content with the condition of the homes that they rent through our company. We own a rental that John has managed for almost a year and are extrememly pleased with everything! He has always done exactly what he said he'd do. We have recommended him to 4 friends, not just acquantainces, but friends.

We're back in the South. We thought it would be difficult to find a home. The web site for John Suarez & Associates made it easy to find a home where we wanted to live. He explained the rental agreement in a way that it a pleasure doing business with him. Thanks John
