Maintenance Unlimited gets an F from me when it comes to professionalism and customer service. I will never recommend, nor do business with them again. I consider myself to have a higher than normal tolerance for lack luster service and I don't normally write bad reviews but I feel like I'm forced to review the horrible experience I had with Maintenance Unlimited, specifically the owner, Sean McKinney. I hired Maintenance Unlimited to install a cage for a brand new air conditioning unit. Long story short, they installed the cage but neglected to give me the keys to the cage. I contacted Sean repeatedly for almost two weeks and he completely ignored me. It wasn't until I filed a dispute with my credit card company that I finally heard from him. No apology. No explanation. No nothing. To make matters worse, he held the keys hostage until I called AMEX right in front of him to cancel the dispute. Thank goodness I paid with a credit card, otherwise I may still be chasing Sean McKinney for my keys.

My air conditioning compressor blew up at the inconvenient time of 6 PM. I called many places to fix it. Some had gone for the day. Others couldn't come out for 48 hours. But when I called Maintenance Unlimited, he answered immediately and said he would come out first thing in the morning. And he did around 9 AM. His prices were cheaper than what I was quoted by the competition. Not only that, but he rewired my pump to my unit AND flushed out the algae in my pump for free. -- The next day he stopped by again (at my request) just to make sure everything was working okay. It was and he didn't charge me for the visit! I would definitely recommend Maintenance Unlimited to anyone in the Atlanta area.

The first ac repair company I called stated that I needed a new ac unit. I am a cheap skate, I admit it, so I decided I was going to call another ac company. Found Maintenance Unlimited and the ac tech found that the unit just needed a simple repair. It only took a little bit to fix and their prices were excellent. Far more honest company than the first one that I called.

I called Mr. McKinney because my A/C unit wasn't blowing cold air. Mr. McKinney came out and fixed the problem very quickly. His customer service is excellent and I would recommend him to everyone. In my opinion, he is the best in town.

I got a quote from Sean to supply and install a 16 seer 2 ton heat pump system. He quoted $3500. He came and installed system and was paid in full. My electric supplier Snapping Shoals sent a ech to audit for energy credit only to discover that the Air handler did not match the certificate Mr. McKinney provided. The unit did not meet 16 seer efficiency rating. I called Sean, who admitted but insisted that the system he quote was not totally 16 seer. He decided to replace the air handler only if I agreed to pay an additional $400. Ihave refused and I am insisting that he honors the quote which clearly stated that he would install a 16 seer system. My only option now is the court.

We have worked with Mr. Belinfanti for several years on all his properties. Recently he called for a quote to replace his basement HVAC system. He stated that he had already received a quote for the equipment he wanted which he forwarded to me to bid against. We quoted a standard indoor air handler matched with a 16 Seer Heat Pump that fit his budget of $3500 and did not discuss any equipment that was not in the original forwarded quote. A week after the job was completed he called stating that the equipment we installed did not qualify for a rebate he wanted from his power company. After reviewing EMC Rebate program specifications we informed Mr. Belinifanti that the equipment he needed to qualify for the rebate was not a part of the quote from MAINTENANCE UNLIMITED or the quote we bid against and that the cost of the equipment was considerably higher. Because we have done business with him for several years I offered to replace the indoor unit at material cost only but he refused. After discussing the situation further he verbally agreed to get three quotes for equipment that would qualify for the rebates and pay the median cost difference. We ordered the new indoor unit and contacted him when it was shipped. He then informed me that he changed his mind and was not going to get any quotes or pay the difference in equipment cost.

• We provided a quote on the equipment requested by Mr. Belinfanti.
• We met his $3500 budget requested.
• We properly Installed the equipment quoted per contract
• We did not discuss any ECM Rebates or Qualifying equipment for rebates verbally or in writing before installing quoted equipment
• Agreed to replace the unit at only material cost difference
We have been a trusted contractor for Mr. Belinfanti for years. We would like a continued relationship. We stand behind all service and replacements. So in effort to resolve this matter we again would like to offer to install a replacement indoor unit that meets the rebate specifications at ONLY our material cost difference. Because we have satisfied our contract obligations, we believe this offer is more than fair. We look forward to resolving this matter with Mr. Belinfanti and continuing our many years of excellent service for you.
Knowledgeable with older home, removed floor furnace, added new ducts, installed A/C and furnace, ran gas line, installed thermostat. Excellent service, easy to deal with, cleaned up, helped me solve problems with location of floor registers. Highly recommend. Best price out of 4 quotes.

My furnace started to make a horrible noise. I called them and Sean came out and gave me a complete picture of what was wrong. Since my furnace was very old, I asked what the cost would be to replace the whole subsystem. It was a good deal less than I had been quoted before so I decided to let them replace it. He told me it would take the better part of a day and despite problems that came up beyond their control, the crew finished on time and even fixed a couple of issues that weren't even contracted. Great Job! I would hire them again in an instant.

Beginning late summer, had problem with ac unit. Called several companies, two of which came out on different occasions, each doing unnecessary repairs and neither fixing the issues. In fact, one well known company told my husband and I that the "system was not repairable, and that we would have to purchase a whole new HVAC system". We knew that was not an option. Finally visited several sites where I read reviews on Maintenance Unlimited and gave them a call. Sean answered all phone calls promptly, and was able to give an appointment right away. He was honest in assessing what the issues were (none of the other companies did that) and quoted a fair price. We needed a new control board, a thermostat replaced, and a new circuit breaker. He had to also correct the fan install that one of the other companies did incorrectly. Also, neither of the companies even mentioned the fact that we needed a drain pipe ran from the attic to outside. I would not hesitate to call Maintenance Unlimited again and to recommend them to anyone in need of this type of service.

Sean arrived literally 11 minutes after I called.He quickly figured out the problem and quoted a price. The company that originally installed my AC destroyed the the circuit board. Sean was honest enough to tell me the board was covered under the equipment warranty thus saving me the $100+ cost of the board.I will definitely be calling Sean (Maintenance Unlimited) for all of my AC needs.

Technician cracked drain pan during routine system check. Argued with me that I had to pay for the damage since he tried to fix a drain line. Seriously, he who tries to knock a whole in a plastic pan with a hammer is not very competent. Also, I didn't like the upsale which in the end caused the extra $$$ for the repair. Assistant let a lot of freon escape into the air when hooking up test equipment. They didn't replace. Would not recommend. I am not surprised at their reply which is incorrect.

Spring 2010 I received this service call for a spring tune up. The unit was over 10 years old and in very poor condition. The evaporator coil had been installed improperly which caused condensate to overflow into the coil cabinet and insulation. The drain pan knockout (thin plastic retainer designed by mfg. to be knocked out with flat screw driver & hammer) which had not been removed by the original installers 10 years ago was damming the water up and causing it to overflow. I explained the system status, cost of proper repair & benefits of replacement due to the condition of her system after years of neglect. The Customer revealed her financial situation to me and asked if I could do anything to resolve the problem without immediate replacement. I told the customer that I would attempt the repair but that there was a chance the plastic pan could crack and would have to be replaced because of its age. She asked me to do whatever I could to eliminate the moisture problem. During the repair process the pan cracked. Nevertheless I repaired the crack along with performing a complete HVAC cleaning and service on her units. She was charged only the original discounted tune-up price and $50 for the repair materials. To my knowledge when we completed the repairs she was satisfied & did not mention any dissatisfaction or repair failure to me or my staff until this post over a year later.

It was great working with MUI. They came over and quoted the job then worked on it and completed it that very same day.
