Sean, the owner of Maintenance Unlimited is one of the most reliable skilled trade technician I've worked with. As a young first time home-owner I've been faced with a few "what do I do" homeowner problems. Since I first contacted Sean he's never hesitated answering my phone calls(some very late at night and very early in the morning), coming to take a look at my HVAC systems(I HAVE TWO), and spending as much time as needed to find and fix the problem. If you're a homeowner who wants great and reliable service I highly recommend Sean and Maintenance Unlimited, Inc.

Bought a two-story house a year ago that was in foreclosure and spent last winter using space heaters to get by. Called Maintenance Unlimited based on the reviews here and their proximity to the house. They were able to resurrect the furnace heating unit and give me an estimate for replacing the duct work. Thought the estimate was on the high side until they started working and then I was concerned it might go up. For the price they originally gave me they replaced the duct work, replaced the thermostat, replaced the grates, installed a box for the air filter, prepared it for an AC tie in, cut a hole in the floor to restore an intake the previous owner had covered up, and cleaned up the mess as best they could. Project that was originally estimated for a day and a half took two and a half, but they honored their original estimate. Courteous and honest. I'm planning to call them back for the AC!

Our A/C went out over the weekend while we were out of town. I called several companies and they couldn't come for several days and couldn't give me a good estimate of charges. I called these guys and Sean said he'd be out the morning after we returned. I looked at the unit myself and thought it might be the capacitor, as I had replaced it a few years ago. Sean came out and quickly diagnosed it as the same. He had to go get the part (it was an unusual size) and then suggested cleaning the unit, too, which hadn't been done in 12 years. Only issue was price--he had said $65 for service call and $35 for cleaning (after I asked). He didn't mention how much installing the capacitor would be--it's a $15 part I've replaced myself, but he charged $185 to install it. When I asked, he said it was a flat rate for similar parts. It seems like a lot of money for something that seriously takes a few minutes to pop in. He did offer a $20 discount before I even brought up this issue, but I would've expected maybe $75-80 for the capacitor. Overall: super nice guy, very quick and professional, honest.

I awoke this AM to a warm condo and discovered my AC was not working. I placed a call to this company, and within 4 hours of my discovering the AC out, it was back up and running, my condo is cooling down, the puppy is happy.... I was expecting to have to wait a day for a repair, and it's going to be 95 today!! I highly recommend!!

I have used Sean three times. He always arrived promptly and exactly when he said he would. He could have on one occasion charged me for a whole compresoor. Instead, he cut off a little drain pipe that had gotten frozen and clogged and then only charghed me a pittence. He will always get my business first. Anne Raison

This contractor does what they say they will do. Very curteous, professional, reliable. They get straight to business. They wont stop until the work is complete and they exceeded my expectations. Excellent Job. I strongly recommend them.

I highly recommend Maintenance Unlimited. The repairmen arrived on time, found the problem with my AC quickly, and resolved it quickly despite not having the part immediately on hand. After leaving to get the part (which only took about 5 mins), they came back and fixed the problem fast. The total cost was VERY reasonable, and the repairmen even gave me a $20 discount card for the next time I may need their services. I called Maintenance Unlimited after reading the reviews, and everyone was right. This was my first time using Maintenance Unlimited but certainly not my last--if I never need Heating/AC repair again, Maintenance Unlimited will be the first I call!

Sean was extremely knowledgeable and identified the problem immediately. He walked me through why it happened what he was doing and how to prevent it from happening again. That in itself is impressive, but that's not why I'm writing this review. I have an extremely busy work schedule and so I need a serviceman that could work with my schedule . And when my AC doesn't work and all the Big guns in town are booked and can't fit me in till next Tuesday I'm not very happy. So i found a bid site where it would put my request out to the field and multiple Maintenance Co would call me back. Not even to minutes after I got a call from Maintenance Unlimited. He told me he could be there between 1 and 3pm that day (this was at 11am) I told him to give me call 45 min before he was to arrive so I could meet me there. He calls me at 11:45am said he was inroute. So not only did he come same day he got there early. He actually beat me there by 5 minutes. Also this is another criteria how he respects me and my home. When entering my home to replace my units filters he removed his shoes before entering. Asked before doing anything and was extremely personable and informative. I highly recommend him as he has been doing this for 15 years and knows he stuff.

I have used Sean twice and highly recommend him. He came as promised and fixed the broken parts on my aging HVAC very quickly. He diagnosed the problems and knew just want to do. I feel I lucked out when I discovered Sean on Kudzu. What great service and competence.

I am extremely impressed with the quality of service provided to me by Sean @ Maintenance Unlimited. He arrived quickly, was professional, and answered all of my questions (and I had a lot of questions). I have already sent an email to my friends letting them know that he is the Best HVAC guy in Atlanta.

Our heater stopped working -strangely only at night- during a severe cold snap in January. We chose Maintenance Unlimited from these reviews and are SO GLAD we did. Sean came out within the hour! He made it his mission to find out what was wrong and get it fixed. His knowledge and customer service is EXCELLENT, and we will recommend him to everyone we know.

A month ago, another HVAC company checked my malfunctioning furnace...and told me that I needed to purchase a new one. Due to limited funds, I resorted to using space heaters to keep me and my family warm. Luckily, a Google search led me to call Maintenance Unlimited. The same day, Sean came by and explained that my thermostat's wires were not registering properly to the furnace. Within minutes, my home was warm and cozy again. I HIGHLY recommend them!

I have had to use Maintenance unlimited multiple times due to my extremly OLD heating and air unit. Each time, Sean provided exceptional and timely service. I also used him when I finally decided to replace the unit. Sean is thorough, friendly, professional and gets the job done!!

It took Sean one visit to find the problem with my HVAC unit that I have had for months. It was not heating properly and my previous HVAC repairman could never resolve the issue. Sean diagnosed the problem and gave 2 options for resolution. He immediately scheduled a time over a holiday weekend for the repair. Problem solved!
