McCreary Realty is the best! They are a honest company that is very knowledgeable about managing your investment property. I have been conducting business with them for the last year and love working with Megan and Bess. Looking forward to many more years working together!

I have had McCreary manage my house in Marietta for over two years now and wish I had made the decision to go with them as manager sooner. Sure, I have to pay fees and some repairs, but they handle all the little details that take so much time.

WISH I COULD GIVE ZERO STARS!!! These people are the absolute worst!!! They never responded to issues in our subdivision, the appearance of our neighborhood seriously deteriorated under their mgmt, and I was always made to feel like an nuisance whenever I contacted them about any issue. They squandered HOA money in the TENS OF THOUSANDS for services in our community, had shady relationships with our vendors, and ALWAYS took the side of the vendor over the homeowner. They lined their pocket with our HOA fees no doubt!! THESE PEOPLE ARE AS CROOKED AS THE DAY IS LONG!!! Run for the hills!! And when we were able to FINALLY take control of our subdivision, after 9 long years, and audited them, THEY fired US for auditing them!! The AUDACITY!!! Good RIDDANCE!!

Unfortunately, this person did not identify themselves or the property. I believe I know which community this reviewer is referencing and I will address my response as such.
We were hired by the declarant to manage this community in 2003. The declarant retained legal control of the community through 2012. During this time, we managed the community with the members long term ownership in mind. All expenses were approved by the declarant. Our firm received no kick-backs, no premiums or other consideration from any vendor that performed under contract there. All contracts were fairly and bid and re-bid on a 3 year basis. Fences were replaced, clubhouse maintained and painted, pool resurfaced, tennis courts resurfaced, furniture bought and maintained, playground constructed and maintained and the amenities were consistently repaired after numerous instances of vandalism that occurred on an annual basis. Security at the pools was such that off duty police officers were required to be on post when the pool was open to regulate attendance. Even with the officers present, numerous attempts to use the amenities by non members or members who had not paid were thwarted by the officers. They also oversaw the use the of the basketball court. Numerous arrests occurred at and around the courts over the years.
The covenants do not allow the HOA to fine members that do not maintain their homes and in that case, I agree that some members have not done a good job of maintaining their homes while others have.
The fees charged by our firm over the years were within industry standards for the amount of work involved.
In 2013, a member board was elected and took over control of the HOA from the declarant. At turn over the community was in excellent financial health and had over $100,000.00 in reserve funds. We had no issue with the audit and it showed that we had managed the funds of the community properly. We chose to discontinue with managing your community due to the actions of the member board. We were not consulted on any decisions of the board as is typical with any community and manager. We cannot operate in that manner, so we had no choice but to terminate the relationship. We wish your community nothing but the very best in your endeavors.
We are governed by many state and federal laws as well as our industry and company ethical rules and we follow them to the letter. We are very reasonable and fair to the letter of the law. We have been in business for over 50 years. We are presently the 3rd and 4th generation of family in this business. We have served many thousand residents, property owners & associations over this time and have a sterling A+ rating by the BBB. Awful- not at all customer oriented. Beware, You will get fleeced especially with the security deposit. They will charge you for damages that were already there in an old house. If you have issues or concerns they will not respond to you.

Unfortunately, this person did not identify themselves or the property so I cannot reply with any specifics. Pre state law, any item of the operating systems or structure of a house that is not working is the responsibility of the property owner to maintain. If it is reported by the resident, it is repaired. We have some residents that will not contact us with maintenance request. When the lease is followed and the property is returned in the same condition it was when they first occupied the house (in a clean, trash free and yard maintained condition), less normal wear & tear, Residents will receive a full refund of their deposits. Residents have the right to note in writing all preexisting conditions and they are not charged for them. If a resident did not add to the inspection any damage, it does not matter how old the house is if the damage looks fresh. As 3rd party fee managers, we do not retain or keep in any way for our own use any portion for damages or maintenance from any deposit. This property owner would be the sole beneficiary of the small portion of their deposit returned.

I am very displeased with this company/HOA. I am a young mother of a 2 year old and a recently wounded military vet who's brother died after he got injured in a truck fire who works and goes to school full time. In the midst of everything, I am thankful to have a great job and the opportunity to purchase our first home. Not even 1 week of being in our home, we received letters from HOA stating that we would be fined for issues not resolved within a week! WHOA! I kindly explained we JUST moved into our home (furniture not even moved in yet). Its has now been about 7 mos and I have a stack of papers from the HOA. Its very sad, we absolutely LOVE our home, but can't enjoy it because we feel watched and harrassed. I understand upon purchasing there would be an HOA and they do have rules, fees, etc. but they have no slack or remorse for anything! I have stray cats who sit on my porch and near my garage, a line that was going around my home, but yet I'm constantly getting fined for things out of place. I try my hardest to stay on top of things being that my husband is currently not here due to his medical condition. I have asked to speak with the board on resolving some things. Not only did they call me a liar saying I didn't do what they asked, they made me dig for a receipt and basically said it wasn't good enough and they were fining me DAILY until the job was done. WOW! This has been a nightmare and I'm curious to know if anyone else in the neighborhood is going through this.

We are so saddened to hear that your welcome into your new community has been so unpleasant for you. Additionally, we thank your husband for his brave service to our country and are also saddened to hear of the loss of his brother.
In your review of our firm, you never name the HOA or give us any way to identify the HOA so that we can go to the Board of Directors of the HOA on your behalf to seek some redress for your concerns.
Please be aware that our firm is not your HOA. We are the management agent for the HOA Corporation and have no decision making powers in your community.
All of the decisions are made by the Board of Directors and per our agreement with the HOA, we must follow those directions unless unlawful or unethical.
Since this issue is one you have with the HOA and not with our firm, we would greatly appreciate your reconsideration of this review.

McCreary has been managing my community for the past 4 years. That being said, they barely manage at all. They went from putting down pinestraw throughout the community twice a year to once, and now not all us. All the while, we are paying more fees for poor landscaping, no working pool (even though it is finished), and poor customer service. When someone calls or emails about things that need to be done, they act annoyed and ask for you to take care of it. Stay far, far away.

We at McCreary Realty completely understand your frustration with the economy and the financial conditions that caused your community to take the steps of reducing the amount of pine straw being spread. The developer of this community still has control and are the sole members of the board of directors. To support the full services of your community, it would take all 200+ homes being built & sold to keep the HOA annual fees what they were when you bought your home. Since less than 60 homes were built and sold and since almost a dozen refuse to pay, then there are less than 50 homes to pay for the costs of operating a community with completed amenities for over 200 homes. It is a simple math problem. The landscaping services were cut back to twice a month during growing season as a cost cutting move. Additional cost cutting moves have been made across the board. All of this information was conveyed to the membership as it was occurring. We live answer our phones and are prompt in our reply to all written communication. There has been several meetings of the membership and all of these things were covered. We have performed our assigned tasks properly and have worked beyond our paid services to try to ease the pain for your community and others in similar condition over the past 3 years. Again, we are sorry you find yourself in this position, but it is the economy and the declarant making the decisions. We are but the messenger.
If I could give no stars, I would have. BEWARE!!!! If you have a choice, find some other realty management company to deal with. This company was hired by our builder to manage homeowners association (HOA). Supposedly, per our builder they are hired to protect homeowner's interest. They send HOA fees bill and collect money promptly. But any time company contacted about doing what they supposed to do, manage HOA, they are not responsible for anything whatsoever. They raised our HOA fees over 200% from last year. When some homeowners complained about raising fees, McCreary Realty again was not responsible for it and we were yelled at, called lairs and threatened lawsuit, basically for exercising our First Amendment rights. It has been a bad experience to deal with them I hope you don't have to endure.

As the management agent for the HOA, we sometimes have to be the messenger for the Board or Developer. In this case, the Developer increased the fees to pay for the pool and other amenities of the community that were fully complete when only 25% of the homes had been built and sold. The Developer was unwilling to make up the deficits in funding that had occurred for the two years before. We disagreed with the Developer for charging so much in just one year. They chose to move ahead over our protests for the members of the HOA. Members had chosen to attack our firm for a decision we did not make. It was a hard time in the middle of the great recession for all. We presently manage 35 communities with over 2000 homes. Most of our communities we have managed for over 10 years. We have a great record of working with HOA and their members. We willingly terminated our services with the HOA after the Developer turned over the community to members and we wished them well. We saw that the community is finally being finished by another developer and we hope that this member and the others in the community survived the troubled times of the great recession and that the community is thriving as we all intended before the crash.
