I highly recommend that you use Michael Smith as your realtor. Looking at homes with Michael was like taking a home inspector on every showing; he pointed out so many aspects of construction and maintenance that I would not have noticed, which helped me make an informed decision. When I was ready to make an offer, Michael worked with me late into Sunday night to put an offer together for Monday morning. Timing was important because of the competitive situation with other offers. My offer was accepted -- thanks to Michael's guidance in how to structure the offer -- and we began the due diligence period. Michael directed me to an excellent inspector and other contractors to provide estimates for needed repairs to the home. Because the inspection revealed some significant problems, we entered into a tense negotiation with the seller and listing agent. Michael handled the situation with grace and aplomb, and we were able to reach an agreement with the seller so that the purchase could continue. I decided not to sell my previous home, and Michael gave me lots of advice about renting, which has been crucial for me as a first-time landlord. Michael's knowledge of real estate in Atlanta is unparalleled, and he takes great care of his clients.

Michael listed our home in Dec which is a bad time to sell. We received an offer within 2 weeks. We thought it was a bad offer, but Michael explained that it was a good first offer. We told him our bottom line and he negotiated a price above it. He is very proficient in contracts. He spotted several items in the offer that would delay the process or give the buyer an "out". He made certain that they were clarified. We closed on the home yesterday 1/22/14- 6 weeks from listing to closing. Michael charged 1% commission which is why we sought him out. However, he gives the service of a full price broker. We will be contacting him to sell a rental property we own.

I had been advised to look into a short sale, but didn't know where to begin--or if I might quality. My husband found Michael through an internet search. We called him to inquire and was given a wealth of information on the process as well as what it would likely take to qualify. It was clear that he had a lot of experience so we signed with him to sell my condo. It was a long process but Michael walked us through every step. We were impressed with his knowledge, his follow-through and his promptness. I'll certainly call Michael again for my future real estate needs.

Worked with Michael for roughly 11 months for our home purchase. Very knowledgeable about construction, didn't push us into any homes, and was always up front about the good and bad about each home we looked at. Very professional and timely. Got us into the home of our dreams. Couldn't be happier, and we even got 1% back from his commission. Tons of people have a real estate license, but they aren't all true real estate agents. Michael is a true realtor, even in these tough times. Can't say enough good things.

I just sold my home and closed on it Monday. I used agent Michael Smith, and it was a very smooth, great experience. I put my house on the market in July, and less than two months later, in this down market in Atlanta, my house has sold for more than I expected. Michael is very good at assessing the market, and current values. He offer invaluable advice on what I needed to do to get my house sold quickly. Additionally I was only charged a 1% sales commission versus the normal 3%. So I got a great agent at an even better price. If you are looking for a knowledgeable agent, then this is your man!

I would highly recommend Michael Smith as a realtor for anyone looking to purchase or sell a home in the Atlanta area. Michael helped my wife and I negotiate a great deal on our first home in the Sexton Woods area. Not only was Michael professional and timely in all his responses he was also a wealth of knowledge. He has contacts for everything housing related and will make sure as a client you are well taken care of. I would not hesitate to use Michael in the future for my home buying needs. He is extremely knowledgeable of market conditions and made sure that we got the best deal possible in exactly the area we wanted. Michael helped us every step of the way from loan pre-approval to offer writing, through a home inspection and closing. The end result was a great price on a house with an on-time closing. We couldn't have asked for more.

Michael Smith is clearly educated, professional and well-rehearsed in what he does. I worked with Michael for a full year from initial communication to closing. I (probably more so than anyone else) asked him over a hundred questions in the form of emails, phone calls or texts at any time of day/night. He has ALWAYS made a consistent effort to respond within minutes or within a reasonable amount of time that same day if he was busy showing homes, in meetings, etc. As a person trying to sell their home in the worst of markets resulting in 3 contract signings (2 of which fell through due to the buyers failure to do proper research prior to signing or the other that couldn't get approved for the loan), multiple faxes to update paperwork, several inspections, etc. he got it done. What I'm trying to say is that this was no easy "list and sell;" it was a lot of hard work and he never once got discouraged or lost his cool even though I at times wouldn't be the easiest person to deal with due to frustrations with buyers or the market. Michael charges the best commission in the industry along with top notch service. He knows it all when it comes to selling/buying a house in Georgia. He's honest and very professional the whole way through and as a result has earned my respect and recommendation. Choose to use Michael Smith and you won't be disappointed. Michael provides comprehensive assistance when buying a home. He was consistent with his communication to me and other parties involved. Several friends have bought or sold homes in the last year and had issues with their Realtor, but I never had issues with Michael. I will recommend Michael to any of my friends in the market to buy or sell a home.

I have to say that prior to working with Michael, I believed Realtors as "unneccessary evils". Michael has changed my mind. His business model and approach to the buyers agent has proven to be a great asset to our recent experience. He was always available and extremely patient with my wife and my constent questions and needs. He give honest advice and always made us feel that he had out best interests in mind. Michael and I have done mutiple sales together. Every other realtor I have ever used is in a hurry to get the listing and then it is tough to get a hold of them and when i do they act like I am bothering them. Michael is always there and way ahead of most of the realtors we close with.I did not even get to his rates yet, he also gives me back a check at each closing and his rates for sales are the lowest I have ever seen. The other realtors in Atlanta should take a lesson from Michael and see how a realtor should do their job and not charge their enormous commision rates.

In a time of little customer service and personal attention I was treatead as if I was his only customer(which I definatly was not). He was always working for my best interest and was prompt and prepared all the time. Very knowlegeble and helpfull while selling and buying a house. I could not ask for any thing better. Went above and beyond.
