Those criticizing PDQ and the Meadows do not remember what the property looked like with the previous management company -- red clay instead of grass or mulch; roofs, fences and walks with green mildew; overgrown trees and shrubs; vinyl pool fence that was falling apart and clubhouse that was not usable because of deterioration and abuse. Our clubhouse and pool area (including furniture and fence) have been renovated and are the best in the area; massive pruning and tree removal project completed earlier this year; roofs have been replaced since PDQ began managing the property and look great; because of free mulch that Wanda Galante was able to have delivered to the property, the red clay soil is now suitable for planting, and existing plants are now being thinned and transplanted to those areas. Siding issues are currently being addressed, and I am extremely pleased with the responsiveness and professionalism of PDQ Management and Wanda Galante. I would highly recommend them to any community interested in an honest and dedicated property manager.

First, I don't know how Meadows Homeowner knows who wrote the referenced reviews, but if he/she can't tell the truth there, it makes his/her other comments suspect. However, no one has to rely on opinions when it comes to pdq. just read the legal documents and law suits. One of the complainants has just been awarded a default judgement against pdq, the Georgia Real Estate Commission has sanctioned and fined Wanda Galante for faulty property management practices and there is at least one other suit still outstanding. Is this the person you want to manage your property and money?

I have rated this company before but they somehow got it removed. Everything I said was true - just take a look at the numerous lawsuits against this company and it's principle or drive through The Meadows in East Cobb (despite other posters statements, the place looks horrible!) to see the reality. This is truly a company to Beware Of!

Unfortunately, these 4 negative reviews were all written by one disgruntled homeowner under the guise of separate reviews. He even names himself in one review. He hasn't lived in the community long enough to know what it's really like having a BAD mgmt company. PDQ cares about their communities - probably too much - and simple people don't understand this dedication and assume the worst. These simple minded individuals are destroying our community and many others - along with trying to destroy PDQ's reputation. They'll try to win at any cost - even if the outcome is total devaluation of their property and everyone else's in the community. In every negative review, there are most definitely two sides to the story and usually a very unreasonable person behind them. Don't always believe everything you read - there are truly small evil people lurking around every corner - we call them bullies in the schoolyard - they exist in the adult world also!

My neighbor just told me about Kudzu and how PDQ was on it. Thank YOU GOD for KUDZU!! PDQ is so bad that they made the news on channel 2 last week. Words are not enough when there are actually Youtube videos to watch about PDQ that can describe my feelings and opinion so much better than my mere words ever could. michaelhord has a channel devoted to PDQ's mis-management skills. I love you KUDZU. Check the BBB, you'll find an F rating for PDQ property management. The Georgia Real Estate Commission fined PDQ on 11.09.2011. for submitting an altered reserve study , failing to obtain fidelity bonds and failing to return books and records for the communities that have fired her. Berkeley Woods, Overlook and 55 Pharr Rd fired PDQ in 2011.

I live in a community managed by PDQ and Wanda Galante and I am embarrassed to have my friends see the condition of our property. The grounds used to be beautiful, then we hired Wanda. Now we have virtually no grass, the grounds have been covered with chipped wood and what few plants and shrubs we have are never fertilized. There has been a broken light bulb at the pool for over 2 years. Dead tree limbs are allowed to just hang in the branches waiting to fall on someone or something. There is more but I only get 250 words. I would never recommend PDQ.

PDQ is the 2nd management company that's been in my community in the 7-8yrs I've been here. They are far & away the best! Responsive to residents needs & questions, always ready to answer questions, & overall great to work with. I hope we continue our relationship for many years to come!

Wanda, at PDQ Property Management has helped me so much! She has shown a concern for our property that is very apparent and much appreciated. When I really needed help with finding renters for my Condo she put me in contact with a great couple who also sang her praises because she did so much to help them find a temporary home. Thank you Wanda!

I've lived in my condo community for about 15 years and PDQ has been great to work with. The company is responsive, professional, and honest. They are always looking out for our best interests. And every request is considered whether it be for flowers to something major. I feel fortunate that we have this company on our side!

PDQ is the best management company our community has had in the 15 years I've lived here. We used to change management companies yearly because of their poor performance, and then we found PDQ. Wanda is on site nearly every day making sure everything gets done to her exacting standards. And she's saved us thousands of dollars by keeping on top of problems. We have a large reserve fund now -- for the first time -- and this community has never looked better.

You should see The Meadows in East Cobb now! We just completed total $1.4 million renovation - replaced 40 year old siding and trim, siding, fences and gates without fee increase or assessment -- and my condo's assessed value increased by 49%! Yes, higher taxes but MUCH higher value -- and this did not cost owners one additional penny! Thank you Wanda Galante!! We have other projects to be completed in 2017 but we're paying our bills, paying our loan, and putting money in reserve for future expenditures. Wanda carefully monitors our expenditures, ensures we get value for the money we spend and without doubt is the best manager we've had in the many years I have lived in The Meadows. It's a shame one or two disgruntled homeowners have managed to cast doubt on the integrity and ability of this very capable and honest property manager.

I am a current homeowner at The Riverview Overlook Condominium Community off Columns Drive, Marietta, GA 30067. PDQ Property Management Company has been managing my community since January 2007. Before allowing this company to manage your property you must view the Cobb County Fire Marshal's reports where my community received 13 citations on one report and a more recent report will show you that three homeowners were flooded out due to faulty repair of the sprinkler system. This is the fault of PDQ management. PDQ has also been sued by at least 7 people for management issues.
