This is one of those companies they warn you about when you move to Florida. Patten's Coast to Coast Home Inspections was one of three recommended by a realtor, and if I'd done my research, as you are doing now, I would've avoided a lot of headaches. The job was rushed, and therefore flawed. When the inspector turned on the sprinkler system he either was in too much of a hurry to see a sprinkler was directing a strong jet of water right at a bedroom window or didn't understand the threat. Either way it doesn't say anything good about their expertise or concern for the potential homeowner. Although he noted some obvious bubbling paint caused by a sprinkler in another area (this is called a clue), he failed to note the bubbling paint and loose caulking around a nearby window sill. On the first day of taking possession of our house, we turned the sprinklers on and soon noticed water had been running into the house from the leaking sill. As this had been going on for a while, the carpet was ruined. It took numerous phone calls and emails for Patten's to respond and when they did I was met with hostility, confrontation, and denials. Since the room had to undergo repairs, our moving into the house was delayed and we had no use of the room, causing a number of inconveniences. When I asked for a small and partial refund due to the inconvenience their flawed inspection had caused, I was sent a rambling and illogical email refusing any refund.
