A good management company
I'm an association director, and have dealt with several management companies, and have even been through the horrific experience of living in self-managed communities with leaders who don't know what they're doing. The two reviews I see on here for Superior appear to be from community members who just don't understand the relationship between a management company and an association, and don't like not getting their way.
Of all the management companies I've dealt with in Atlanta, Superior and it's staff are some of the best out there. The owner, James Hawthorne, is extremely professional, mild mannered, communicative, and easy to get along with. He works very hard to try to educate community members so they understand what is going on. I've had Superior managing my community for around 2 and a half years, and have no idea what the person is talking about who says they disclose personal information, unless perhaps that person is delinquent in paying his/her dues and got turned over to the association's attorneys for collection.
Superior is a bit on the small side, but more than makes up for it in its effort and flexibility, going well beyond what is required of it in the contract without trying to nickel and dime the association. As to the question of why the merged with Homeside Properties, it's simple - management companies need scale if they're going to survive, and Homeside offers that scale, in addition to a complementary set of maintenance services.
