My HOA is located in a special hazard flood zone along the canal on 12th Street. It'd required that we pay a substantial mandatory premium to FEMA annually for Flood Insurance. The amount estimated for our 2009-2010 policy (5 bldgs/60 units)was approx $29k with $5k deductible. Increasing our deductible to $25k brought the annual premium down to $24k. This amount must be paid in full one month prior to the expiration of policies, therefore, we've always had to finance this amount. Suthers & Associates had the lowest bid of 6 other competitive Survey Companies to draw up Elevation Certificates on each Building. FEMA has Flood Maps but they aren't micro specific to each individual property shown. These Certificates will not necessarily always favor or make a difference for a Homeowner or HOA but could lower these required annual premiums. In our case & with the help of Suthers & Associates, we have saved approx. $16k annually from here on out & received a refund from FEMA for our 2008-1009 policy! Suthers & Associates worked directly with our Insurance Broker who stated that they were so pleasant to work with, so educated & very prompt at returning any emails sent by her. I can say the same myself. The experience was painless, cost effective & well worth it, again, all thanks to Suthers & Associates.
