Lazy. Does not show up at meetings. Wants a commission for doing absolutely nothing. The worst excuse for a realtor! She is threatening to halt my purchase on a particular house if she does not get an unearned commission! Go elsewhere for someone who is honest!

Our home on the MLS looked the best it had ever looked due to the fabulous professional photographs that were taken by Team Smyth. Our house went under contract within a few weeks. Top Atlanta Real Estate handled every detail for us. Karen Smyth was available to us every step along the way! If you are looking to sell or by a home, you will be missing out if you don't take advantage of Top Atlanta Real Estate's professional services. They are amazing!

Top Atlanta Real Estate helped us find a house that would work well as a rental property. The advice and service from this firm was excellent and we could not have done as well just searching on our own efforts. We found an ideal property within our budget that did not require any major renovations. We cannot say enough good things about Top Atlanta Real Estate.

It was such a pleasure to work with the Karen Smyth Team while my family and I were in Georgia. Not only did Karen help us with the purchase of our very first home, she was also excellent in helping sell the same home a few years later. She is very punctual, no non-sense, and has since become a valued friend. Can't say enough about how wonderful it was to work with her and her team.

What a pleasure it was to work with Karen and Alex and their team! Karen "found us" when we weren't looking for an agent, and then she sold our house very quickly. She is direct, no-nonsense, and wants her customers to be happy. Can't wait to buy a house through her.

Karen did an amazing job selling our home - we are so happy! I told her I was thinking about listing my house later this year, and then days later she literally had a great buyer and offer in my hands. In particular, she is very connected and respected in the agent community, was precisely accurate with her pricing recommendations and research, and did a superb job negotiating. Also, she kept the process moving forward and even made herself available regardless of the time of day when I needed her assistance. I am so happy with the overall experience that I cannot begin to thank her enough. I can only hope that everyone's sale experience goes as well as ours did. Thank you Karen!

It is with much gratitude, and respect I write this review of Karen Smyth & her Team at Top Atlanta Real Estate. I first met Karen in 2008 when preparing to sell another home in Brookhaven, and made the mistake at that time of choosing another Agent; this time I knew I wanted Karen to sell my home. Karen knows her market like no other, she was familiar with my neighborhood, community, and on the day we met she told me her strategy, and the price she would get for my home, as much as I wanted to hear this price target, I thought it would be difficult as we'd had some short sales, and foreclosures in the area. Within the first few weeks Karen delivered both a qualified Buyer, and hit the price target she set. Furthermore, I was out of state during this sale, and both Karen and her Team made the entire process an easy one, kudos to Karen Smyth. My advice to anyone selling, interview your Realtor, set realistic expectations on price and time, and bring a good product to market, keep your home clean, and tidy, as this facilitates the selling process.

Our agent, Karen was a big help when it came to purchasing our first home! She worked with us when it came to looking at the neighborhoods we were interested in the most. Karen helped us get our first home in our dream neighborhood! She also was great at negotiating the price when it came time to place an offer. What a great first time home buying experience! Karen keeps it real, stays on point and gets the job done. We had 31 days to find a house, get the deal closed and Karen made it happen. She's always responsive, negotiates a great deal and thanks to her and her team we're now loving our new home.

Great Agent! Always one step ahead of the game and ready to go when you have questions or need answers. If you are looking for a Real Estate agent that is easy to work with and willing to go above and beyond, look no further. After a long search for the perfect house for the perfect price, Karen was there every step of the way. I closed last month and couldn't be happier!

My experience with Karen was terrible!!! She is dishonest, unethical, and only concerned about her commission. My wife and I were first time home buyers, and we didn't know a lot about the process. Regretfully, we trusted Karen. She didn't put any of our closing money in escrow. Instead, she guaranteed us that the builder would complete our voluminous punch out list after closing. Of course, that didn't happen and now we are left holding that tab and are engaged in a lawsuit with the builder. Moreover, after my wife and I bought our home, we discovered that we could have purchased it for a better value, but Karen made no attempt to negotiate on the price; obviously, because she did not want to reduce the amount of her commission. Using her as our real estate agent was a complete disaster.

I'm so sorry you had these experiences. I had no idea you were going through any of this. If I had known that you were having trouble after closing, I certainly would have helped you any way I could. I pride myself on customer service and have stayed in touch with almost all of my clients. I know this is going back 4 years but I'm sure your lender would have asked you if you wanted your closing costs to go towards escrow and that would have been handled at or before the closing table with your lender.. I'm always trying to negotiate the lowest price for my buying clients and I did not receive a full commission on this transaction, so I truly know that I wasn't just looking for the sale. I realize you can't stay or be friends with everyone with whom you do business and I'm sure you agree. However, ethics and honesty are at the top of my list, contrary to what you may believe. I wish you and your wife all the best and hope you resolve your issues with the builder quickly.
