I have lived here for almost 3 years. Only because it is close to my school and is cheap. However, if I had to do it again I would go somewhere else. For a place, with prices like this you expect some problems. However, there are other places in midtown that have the same or relatively close prices that come with out all the problems that this place has. Haven't had legitimate hot water since before september. (with the exception of 1 week in november. The A/C barely works when it is working. The heat was so unbearable i purchased my own portable unit. I am in the process of doing something similar regarding the hot water. I am expecting problems from management when I move at the end of my lease. Truly the worst experience of housing I have ever had. Do not move here!

Please Please adhere to my warning. loud noise all night even during the week. roudy crowds, no security. They will tell you you are on your own when your car is damaged or broken into. I lived here 3 months and my car was broken into 3 times in two weeks period. They let me out my lease and then took me to court saying I broke things that were already broken when I moved in. They failed to fix them and then tried to make me pay 1600.00 when I moved out. People who don't even live here take all the parking then you have to pay to park. people roaming the buildings that don't even live there. please please please talk to residents here to get the truth im telling you before you move in.

If you're looking for a cheap place to live in Midtown, Atlanta, you've found it. Sadly it also comes with an unadvertised massive roach infestation, completely incompetent building management, air conditioning and hot water that mysteriously goes off for weeks on end and the halls smelling like your next door neighbor is a reggae band. Truly the worst living conditions I've personally ever experienced, and I've had extended stays in third world countries. If you value your health and your sanity, avoid this place.

It has been 2 months since I have moved here. I only observed 1 positive thing. The fridge was so old that the rubber was loose and roaches could actually go inside, and the changed it with a new one!! Other than that this place is horrible, pubs are close by (no sleep on Friday and Sat), it seems everyone smokes pot and even if you keep your apt clean roaches will come from other apts!

I have been living here for over 6 years and have experienced a lot of changes when EpiCity took over the apartments June of 2010. Although many people have complained about different Leasing Managers, and Pest, and Maintenance, and Drug issues, I have seen a change. There was new washer and dryer appliances added in the laundry facility. The Pool, man this was shocker, because it has not been open since I have lived here and it is now open! It looks brand new and has very nice furniture. Now I can actually invite my guest to come and take a swim and or just relax by the pool side and sun bathe. I am pleased with the grounds keeping and overall maintenance. I now feel like I can come home in peace. The leasing manger is very professional and does show an interest in improving the property. I feel like I can place a concern and I know that it is going to be taken care of in a timely and professional manor. Foot traffic issues in the buildings have stopped since new management came, and I have not noticed the local bums coming around as much anymore. I don't see any more loitering outside the buildings. I have noticed the new residents that have moved in the last few months are Young Professionals and or College Students. The issues with pest have decreased with the help of Orkin. I just wanted new prospectives and current tenants to know that there has been a drastic change to 12th St West for the good.

This place is horrid! All of the former reviews are 100% true. ROACHES ARE RUNNING AMUCK!!! They are is the frig, crawling out the faucet when you are running bath; they blow out the vent when the air is on and they even have the nerve to walk right through your front door! I have had to call the health department because of rotten garbage management left at the bottom of the stairwell for over a week. This was in combo with the dumpsters over-ran with rats and homeless drug abusers who live on the mattesses Epicity leaves on the property for a week due to evictions. The management is unskilled, untrained and uncoof! They have laughed at my complaints before I could fully get into the smelly hallway that reeks of the drug-stentch embedded in the already funk-meldewed carpets. My air conditioner only blows Roaches. You can't cook in peace, eat, wash or even sleep! My company have awaken to roaches crawling in there hair. Did I mention that big bathtub they call a pool? It is drained and considered a hazard now. I have pics of it's green water before it was drained for hazard reasons, totally septic! I feel forced to break the lease (which benifits them)because I have to pay for privacy...The Roaches Stay All Up In Your Business!! They have changed management 3 times and I have only been there 5 months. Soda and washing machines practically steal the quaters out of your pockets. This place is a violation! Epicity's entire exsistance should be interigated!!!

To be honest about this place... nothing gets repaired ever and if it does it's a half-assed job. expect to hear that a part needs to be ordered and then hear nothing more unless you make a stink about it. The hallways reek of pot and other drugs you can smoke (crack) cause the walls are paper thin. One last thing... you get a pool you cant use cause there's a lock on it. When my lease is up I'm outta here!

Everything in the previous review is 100% true. Especially about the new management, WHEN they stick around. Since Epicity took over, we've had 4 different leasing agents in less than a year and they have all either quit or been fired. Each new one has had entirely different answers on Epicity policy than the previous one. The one policy that does seem consistent is the fact that they will rent to just about anyone, so expect a heavy amount of drug dealers, drug addicts, and people who like to bring their drama outside their front door with no respect for their neighbors. It seems that the only priority is getting leases signed and making a quick buck. A big case in point is the pool. They will tell you when you view the property that the pool will be open soon and that you can have parties and invite friends over... However the pool is not up to building code and Epicity seems to not want to spend the money to repair it, but has it cleaned regularly to keep up appearances to sell future tenants on as an amenity. The heating and cooling systems are a joke, so expect to sweat in the summer and freeze in the winter. If for some reason you do decide to sign a lease with Epicity, go over everything, and I mean EVERYTHING in your apartment beforehand. Water faucets, power sockets, smoke alarms, doors and locks, appliances, lights, etc. because this place is in a constant state of disrepair.

I have lived in my apartment for almost 2 yrs, half way through the summer we were bought out by EpiCity. WORST apartment management staff ever. There is no maintenance, my bathroom ceiling has mold spots and has been leaking water for over a month, I have put in 6 complaints to try and have them fix it! The parking lot is a joke and screws up your car with all the deep pot holes. We are supposed to have a key locked community, but the doors are always unlocked or broken. The floors and walls are so thin I can hear the drug dealer above me at all hours of the night! No to mention how many times I have come home late and seen puddles of blood randomly in the building. The towing company is corrupt, they will tow your car even if you have a pass just to make a quick buck, I have had to call the police 3 times for illegal towing. The new management does not have any integrity, all they care about it is filling their apartments and then your left high and dry when everything breaks. Do NOT move here, I can not wait until my lease is up and may break it before.
