Afetr a sewer problem left the basement flooded Frank came and completely dried the basement. It is so dry that some fish I left out was dried and toasty. We can grow Cacti now!

I highly recommend Frank with Water Out. His quote was just a tad higher than my lowest quote, but his proposal for water remediation was far less invasive. The other company recommended pulling up half my linoleum, poking holes in my drywall (requiring me to repaint the wall--though I don't have matching paint), and taking away the baseboard in the affected area. These steps would have required me to get probably two different companies in to repair those things, in addition to paying for the replacement materials. Another company (FAR more expensive) wanted to rip out my carpet padding, then charge me for carpet cleaning to disinfect it. Frank arrived the same day I called, and started work as soon as I authorized it. He was able to lift the carpet and use a dehumidifier and fans to dry out the carpet and the affected room. I felt confident it had dried because he took infrared readings right after the disaster and also after the drying was complete. The only think I had to do when he finished was a little painting where he had lifted the baseboard up and replaced it (with paint I have on hand). One problem did come up--when he went to tack down the carpet, the threshold snapped. However, he paid to have that repaired, and it looks better than before! Throughout the whole process, Frank worked hard to please us, and I recommend him without reservation.
A fine company with fast response. I suggest that if you are facing serious drying out, that you purchase your own dehumidifiers. I own two and they are still pulling moisture six weeks later from one room in the basement.
We recently finished our basement and during the recent rains had some water damage. I called Frank on a Saturday, he was the only company to returned my call within the hour and surveyed the damage later that night. I could not be more pleased with the service we received.

Frank is the best! Super-nice, thorough, reliable, considerate (he had to move our appt. up a day-called with plenty of warning and apologized many times-I've had people show up on the wrong day w/no apology and no explanation for their screw-up). He was honest and up-front. We had a minor issue, and that's exactly what he said it was-none of this, "Well, as I was looking around, I did notice a major problem, and this week only, exclusively, we're offering our services for the low-low price of $5,000." I'm being sarcastic a bit with my example, but he was great to work with, and honest. Don't look anywhere else!

as aplumbing contractor I have been on alot of jobsthat need to have water removed Frank is the best I have had the pleasure to work with,his drying system is state of the art drying the house completely with out all the damage and replacing like other companies do. Our finished basement got a huge amount of sewer water because of a back up caused by a root of a tree in our yard. Frank showed up immediately after we called and gave us a comprehensive budget for the job, completed the job on time, gave us extra recommendations, stayed within budget, and was as thorough as if the home was his own. A couple of weeks later, the plumbers hadn't adequately sealed the sewer line, so we got water in the basement again-- this time rain water. Frank not only showed up immediately and did a great job again (he took out about 70 gallons of water from the carpet, dried the walls, and so on), but also gave me good advice on how to handle the situation. I would recommend Water Out to anyone.
I called Water Our soon after the main floor toilet overflowed. The water had already penetrated the basement ceiling and soaked part of the basement carpet. Mr. Leff gave me an honest ballpark estimate over the phone and came out that morning. He returned 2 days later to make sure that everything was dry before taking back his high-powered fan and equipment. He was very thorough--using high-tech devices that accurately measured the presence of moisture in the floors & walls. (He did not rely on guesswork as the other companies would have done per my calls to them.) I was paying for the water removal on my own, not through my insurance. Mr. Leff kept to his estimate and even eliminated a charge for a line item he did not have to complete. Based on my calls to other companies you have to be careful who you hire. Most "water extraction" companies are really just carpet cleaners who do not have the knowledge or equipment necessary to dry the pad & floor beneath the carpet, nor do they know how to test for water damage in walls or wood floors. I would recommend Water Out for small or large jobs.
