I feel I was scammed with the 5 year price guarantee. Kate Jacobs mislead us saying American West would BUY our house back if we could not sell it for what we paid for it after 5 years that's why we bought from them. Now we have to own our house outright to use this guarantee even tho we used their preferred lender so Kate Jacobs of American West knew we didn't pay cash for our house and still I feel intentionally misled us into buying our house from American West. I have contacted other people who bought houses from American West at the same time and same block as us and they also said Kate Jacobs told them that American West would BUY their houses back. I feel like my wife and I were scammed and I also feel like American west likes to take advantage of the little people. Buyer Be WARE. I am re wording this after the email I got from American West telling me to take it down or they would take legal action for slander so I'm not taking it down because I feel any potential buyers should know who they are buying from. We just spent a year looking at houses and putting offers in on foreclosures. There are great deals out there on foreclosures if you have cash to buy them. But we don't have that kind of money. Someone I work with told me there were some good deals with new homes. We looked at american west homes and were suprised that you get a lot for your money. More things were included than I thought would be. And the loan part of it was easier than I thought too.

Realtors: American West paid nearly $1,000,000 in commissions to cooperating sales agents in 2010. Registration of your client is simple. Accompany your client on their first visit to the sales office or if you can't be there, just call the sales office before your client comes out to let us know you are the procuring cause.
We had looked at American West homes several years ago and fell in love with the floor plans but unfortunately thats when prices kept going up and we dropped out of the home buying race. When we decided to start looking again we went straight to American West and were so excited that some of the things we had loved in their largest homes, were now in the mid-sized ones at prices we can afford. What we really are excited about is that nearly everything we wanted in our home is already included in the price! The salesman was great at figuring out what our payments would be and soon we will be moving into our dream home that we never thought we could afford.

I don't currently own an American West home but they are by far the best homes I have seen. I live in the area and drive by these homes every day and inspect their building standards. They are "fantastic" homes and I hope to one day own an American West home. Lani is a fantastic sales person and speaks Tagalog!

Long story short, DO NOT work with Jeff Peterson from American West Homes Highlands Ranch!!!! He is VERY shady and will scam you out of your deposit. First he was going to credit us $500 a month for 3 years. To off set this credit he increased the home price by $18,000. When we came to sign the paperwork he changed it to 1 year instead of 3 years, but kept the increased $18,000 on the homes sales price. He scammed us out of $12,000. My wife was wondering why he rushed her through the paperwork. When our co-signer found out about this, they backed out. Without a co-signer, we could not qualify for a loan for the sales price. We called to cancel but he pushed us to another loan officer, we asked about the deposit and he said that if there were any problems getting our deposit back that he will let them that we cancelled in time but he pushed us to another loan officer. After the next loan officer told us the same thing, he tired to push us to a third. We know what we would not qualify without our co-signer and asked for our deposit again. After 2 months of not hearing back from Jeff, we called the corporate office and they told us that he said that we didn't cancel in time and that it was our fault. They cant do anything because we did not have any proof of what Jeff said. My advice to everyone is that never work with Jeff Peterson from American West Highland Ranch, and if you do, have everything in writing.
