After living in the house, that was inspected by Cary Cooper, for 3 years we found out that our water heater was venting inside our house. The HVAC guy who was there for something else and noticed it was absolutely horrified. Multiple people that have come since could not imagine how a home inspector could miss something this obvious and this dangerous. Essentially we had toxic gases venting right inside our house. Luckily we were not harmed by this but I would think again before using this company.

I definitely would NOT recommend this home inspection company. My wife and I have been in the real estate industry for 23 years and moved to Atlanta from Tennessee. You can trust this review! It may save you $23K. First, the inspector identified an issue with faulty shingles on the roof that are involved with a class action law suit. That was good but the inspector told the previous home owners that there was no problem with the shingles as long as the roof did not have any active leaks. Inspector disclosing such information without our permission and during the negotiation process hurt our negotiating position! The inspectors are suppose to work on buyers behalf not sellers!! The roof should have been replaced. Cost to us the buyer $12,000.00 Second, the main level heat pump compressor was failing and the inspector failed to identify it. HVAC failed on move in date. Cost to us the buyers $10,000.00. Third, the top rack on the dishwasher is broken. Minor item in comparison to roof and HVAC but regardless, Cost to us - $600 for a new dishwasher. Finally, after several calls, my husband finally reached "Frank" the business owner. We explained the issues above and simply asked for a refund of the inspection fee. Owner refused any responsibility and hung up on me. POOR CUSTOMER SERVICE!!!

we purchased a wonderful Sandy Springs home after reviewing a home inspection provided by Atlanta Property Inspections Inc. which indicated there were only minor problems to repair. We moved in late January 2015 In March we hired Northwest Exterminators to inspect and treat the property. Within minutes after greeting the inspector he came back and informed me of a large hole in the side of the house behind a corner bush. The hole is appox. 3 Ft deep and around 27" wide. This was just before our 90 day Limited Structural & Mechanical warranty expiration. I immediately called Atlanta Property Inspections owner Frank Cooper and advised him of the situation and asked if he would come take a look. He flatly refused and directed me to Residential Warranty Services. They too refused to even come look. I attempted to talk to Mr. Cooper again and sent e-mails with photos. He refused to accept my calls or respond to my e-mails. In the process I discovered it was his son Cary who had done the inspection. I called a couple of other Inspection Companies without revealing my problem just to ask if their inspection would include looking behind the bushes. They all said, "Absolutely

Used Frank's services, he was very professional and thorough. We went through the entire house and he pointed out everything: the good, the bad, and the ugly. He also gave me a very detailed report of the house which showed safety hazards, repairs needed, and estimated cost. His staff, especially Mickey, was very very helpful in getting me set up! Highly recommended!!!

We recently used Frank's services and were extremely pleased. He was so helpful and mentioned things that were nice to know and useful for our own upgrades to the home. I would highly recommend him to anyone. He is the incoming president of ASHI, as well. Could not have been happier with his services.
