Do yourself a favor - do NOT use Blackstone Settlement Services when it comes time for you to close. They were the settlement company used for my most recent property, and they did not make sure I was entering into 100% debt/free clear title. There were previous balances from the Philadelphia Water Revenue Bureau that Dana Stewart did not make sure were cleared from my account. This company did not make sure Water was transferred to my name either. The Water Revenue Bureau reported never receiving any paperwork from Blackstone - it was me who had to send the HUD1 settlement sheets to show I was the new owner to switch the account to me. When I communicated with Dana Stewart, she would not pick up the phone and would only communicate via email. She brushed everything off and said I am often busy and in and out of settlement. Blackstone did not compensate me for the loss I incurred, nor did they address/fix any of these issues. Horrible customer service and business ethics and they are unprofessional. I wonder how many of their customers they have done this too. Do not use this company unless you want to lose money.
