Positives 1) Knew exactly how to permanently remediate the trash/debris pit. 2) Offers a detailed variable pricing model ,which is transparent and fair. 3) Did quality work in terms of pit remediation and concrete structure. Negatives 1) Is not the low-cost provider and they do not quote a flat amount for concrete work like many concrete companies do. The concrete work represented the primary area of cost inflation. 2) We noticed an area of discoloration in the driveway concrete right above our water pipes immediately after the initial pour (i.e. concrete wet), and we inquired about it to the company's President, Michael Staley. He responded that the discoloration was typical for concrete and would fade in a matter of months. After email exchanges and deferrals over the the course of nearly 9 months, the discoloration remains, we have no idea what the cause is or if it will ever fade or become a larger issue, and the only options offered were (A) to replace the section and have a different form of discoloration based on the age of the new concrete, or (B) to employ C & M RESIDENTIAL SERVICES for additional landscaping at a discounted price. A discount/partial refund for damaged merchandise (discolored concrete) was requested but denied. 3) In my view, Michael Staley, bordered on arrogant rudeness and indifference at times in his written response to questions.
We engaged C & M RESIDENTIAL SERVICES to remediate a very large builder trash/debris pit underneath our driveway and replace the concrete driveway, as well as an adjoining concrete sidewalk.

Jason, thanks for taking the time to write a review. AS we have discussed your perception of what portion of the work represented the driveway replacement is simply not accurate. The project of cleaning out your debris pit, filing it in properly and then repairing the site including replacing the driveway was all performed as one job under my direct supervision and correcting the structural issue at the house with a separate pour of concrete to facilitate the work needed. The new driveway looks great and has the most minor of issues. I simply told you that I would be happy to replace a portion of the driveway but that I personally did not think that was the best thing to do. we do our best to give all of our customers value and good results and your difficult project was done very well and with a great end result in a very reasonable time frame and cost all things considered.

C&M Residential did a major reconstruction job for us after a huge tree fell and did significant damage to our creek bank. The work was done quickly and efficiently. The work was finished ahead of schedule and below the estimated cost. Their office personnel were always available and responsive to my needs. I highly recommend them.

I noticed the ground settling and cracking in the back yard of my 4 year old home just a few feet from its foundation. I called C & M Residential because they had great reviews and their website showed that they have handled many of these throughout the years. Michael Staley came out and instantly new what we were dealing with. He talked me through my options and laid out a rough idea of what I could be dealing with cost-wise and time-wise in getting this properly remediated. I wanted this problem taken care of correctly so I hired them to do the work. They showed up when they said they would and were there every day until the pit was cleaned out, back filled and re landscaped. The job was difficult due to limited work space and accessibility. They had the proper equipment to take care of a job this size and were efficient in getting it completed. The hole turned out to be an old house and its furnishings that had been buried many years ago. The hole was about 30' deep x 12' wide x 60' long. Michael and/or Jason showed up daily to check on the work and ease my mind. The crew was polite, knowledgeable and hardworking. I hope you never have to deal with such a problematic hole but if you do I highly recommend you call C & M Residential.
C & M Residential remediated a large Debris Pit in my back yard and put it all back together with a new landscape.

Thanks so much for your review. Sorry that you had one of the worst debris pits we have ever done since 1991. Considering your home was built less than 5 years ago it is especially sad that the practice still takes place and that homeowners have so little recourse.
C & M did a fast and professional landscaping job for me. It started out by capping an old well and ended up with the landscaping project I had initially planned for the fall. I was very impressed with their ability and talent. They shared my vision and helped me achieve the lawn I always dreamed of. Thank you C & M!
The project I had C & M do for me consisted of a full drainage system for my yard. I also had stone walkways and garden paths put in and, the yard sodded.

We count on customers to recognize our efforts and to write positive feedback and in your case, your well is dealt with properly and your yard look is most of the way towards being exactly what you want, you just have to continue planting what you like.
I had C&M come out to assess the problem with a sinking deck and cracking concrete. Brandon immediately identified the debris pit and informed me that it would have to be removed. The contract was open ended because they explained that there's no way to determine the full extent of the problem. I was initially uncomfortable with the unknown. Once the work began I understood exactly what they were talking about and agreed that it was the right approach. They propped up and supported the deck, removed the posts and stairs and dug out the pit. The hole was about 15' wide by 15' deep and 30' long. They pulled up large tree stumps, logs, branches and construction debris and filled in and compacted the dirt. The carpenters were great and the rebuilt stairs were top quality as was the new concrete and the re-graded lawn. I worked with Michael Staley and have the highest regard for him and his company. It's rare that you can find a company with the highest levels of quality and integrity. They are completely transparent and I received a bill every week with all of the detail outlined. Their employees were all hard working and very focused on the job. Everything was done exactly as committed. Michel and the company stood behind their work and made sure the quality was the best. This is an excellent company and I had them come back later for another job to replace a concrete driveway slab damaged by a root. I would only use this company for debris pit remediation.

So many homeowners let their debris pits be more of a problem than they have to be by choosing expensive half measures and ending up with repeated failed efforts. I appreciate that you recognize the diagnosing skills of Brendan and our abilities in all departments to get your difficult project done correctly.
They've done a great job for several years. Neighbors ask us who keeps our yard looking so good! They are on-time, professional and courteous. This is a great company to work with.

We had a debris pit that caused the stairs in our side yard and deck to sink. Because the extent of the sinkhole was not fully known before the start, C&M would not bid a fixed price contract, though Michael has enough experience in sinkholes to give a ballpark number. The carpentry crew came in removed the stairs and supported the deck with a temporary structure. The excavation crew came in and did an expert job removing 10 tree stumps about 3' in diameter and a truckload of debris. Had to dig down 15' to get to solid ground! They brought in 7 truckloads of fill dirt, compacted it properly, re-graded the yard (better than the original contour), replaced the stairs and added a stone retaining wall - a vast improvement over the original mess that was in that part of the yard. These guys know what they are doing! One caveat - your yard will be destroyed in the process so agree before hand on the final step; sod (expensive) or grass seed which will make the yard unusable for some time and may not be as visually satisfying. The only way to assure that a sinkhole is fixed is to clean it out and properly fill it in. Remediation of sinkholes is not cheap and an unfortunate result of the stick it to the homeowner philosophy prior to the mid 90s.

I hired C&M to maintain my yard after some bad experiences with landscapers. Maintenance service has been timely each week. The crew is in and out and does a good job. Over the summer I had C&M do some additional work in my yard and was pleased. The total was within $25 of the original estimate.

We've hired C & M a number of times over the last 20 years or so, always to extremely good effect. The last time (work finished a couple of weeks ago) was minor compared to the extensive work they've done before, but it was a fine example: when the initial work was done, I failed to look over it with care at first, and when I did, I noticed a couple of bits of stonework I had wanted repaired (besides the main damage that was sorted). I called C & M, half expecting to be told I'd have to have another estimate/job order--instead, the same friendly, competent, cheerful crew (Abel, Alfredo, and Rauel) were back out that week and added what I wanted done quickly and without complaint. Then for the real surprise: when the bill came, it was for far less than the estimate, despite the extra call. Beautiful work done, for a most fair price. We'd heartily recommend to anyone needing stonework, landscape installation, sinkhole sorting, or just minor repairs. Thanks!

Ed, Thanks very much for taking the time to write us a positive review as it means so much to our ongoing business. I know that we have done work at your home a number of times over the last 20 years or so and am glad the results continue to be good.
I'm stunned at the overall rating for this company. I hired them to repair the pitch on my patio, which was agreed upon in writing, but the work was not done. They performed work only a small section and never touched the rest of the patio. Further, they charged excess hours when the worker was not even at my home (they said it took him almost 2 hours to pick up supplies just a few miles away). Finally, the work they actually completed was not very good. Water still collects at the site they "repaired" and they refused to correct it unless I paid them again.

Carin, I am sorry you are disappointed. We are very specific in how we perform work for our customers. We are not able to give cost projections on the phone generally but certainly try to do so when asked. We had a representative come to your home and and prepare a specific written proposal. In your case the work item was to repair work not done well by someone else. IN all such cases we perform such work as Service work meaning that we Estimate the work instead of being able to give a fixed price and charge for the precise effort and expense only. You agreed to the estimate prepared for you and we scheduled the work to be done. The crew foreman that did the work for you has worked here nearly 20 years and is as skilled at such as anyone. Repair work is never quite as easy as installing things correctly in the first place. It is certainly our instinct to expend as little effort and expense as we deem possible to correct the deficiencies. The work came in substantially under the projected expense which is always good. We invoiced you for the precise hours expended in performing your task including time spent acquiring materials that are not stock items could not have been delivered in such a small quantity and we could not have been certain of the exact color match or quantity needed until we began the work. You emailed us to tell us that there was still a puddle on the patio and stated quite clearly that the are of the patio that they repaired was draining properly but that the issue was in the area that they had not taken apart and put back together again originally. They did not foresee it obviously and expended only the effort they deemed appropriate. If an additional section of the patio needs to be disassembled and reassembled then we would be still repairing the efforts of others and not repairing our prior efforts. I am happy to meet with you and take a look at it myself so please touch base with me any time.
I had no idea that it would take 6 weeks just to get on their schedule. Four weeks after I made the down payment I called to inquire when they would begin the work and then was told, "oh no, you have to wait up to six weeks just to get a date for work to begin. I called them 2 weeks later and was told that I may have to wait another 2 weeks to get a start date. He then asked me to hold, and he came back and said the work would begin tomorrow. Sounded strange to me but I was happy that I did not have to wait any longer. They completed the work in one day and did a very competent job. During construction of the stone retaining wall and filling in a trash pit the crew accidently crushed two of my inground sprinkler heads and damaged a drainage pipe. The area also needed pine straw to cover the raw earth. A crew did subsequently come out and promptly fixed all of those issues so now I am completely satisfied with the work that was done. It is hard to find a company you can trust so I plan on using C&M again on future projects and I would recommend them to my friends and neighbors.

Thank you for your positive review. We do have periods of time where we get a month or more booked on our workload and work very hard to get to projects as soon as we can. I am the scheduling manager and when we are really busy the biggest challenges are the weather and changes that customers elect to do during the progression of work which can sometimes leave me with an impossible task. I do my very best to keep everything organized and communicate effectively but do drop the ball from time to time.
I had a fairly bad experience with C&M. They were very expensive and did sloppy work. I called them out to work on an issue with a leaking corrugated rainwater pipe in my back yard that was causing a sinkhole (I contacted the county but they did have documentation that the homeowner was responsible). C&M recommended a $10K+ fix but I couldn't afford that so I asked for them to try and patch the holes. They attempted to, but the very next rain washed out all their work. I looked at their patch job and it was so bad I could almost fit my hand through the holes that were still there. They had no interested in coming back out. I ended up patching it myself, buying fill dirt and haven't had a problem since. I spent $2K for almost nothing. Be aware, they charge $250 for a consultation and then for a contract they include their travel time. So when you are paying over $200 an hour and they are driving from Cobb county to where ever you live, you will be billed an extra 1-2 hours of "work." I would *not* recommend them for any residential work.

Erik, you spoke with me on the phone originally. We determined very easily that you have an unusual situation in that you own a stormwater culvert and corrugated metal piping that are now 40 years old or so. Most such drainage systems at owned by municipalities and the long term repairs at not a homeowners responsibility. After discussing in as much as we could on the phone you elected to have me perform an on site consultation visit at the agreed to fee. During the on site consultation I assessed the work and then proposed an Estimated scope of work which included disassembling a fence and some landscape to gain access with needed equipment, the removal of the concrete top of a stormwater culvert, and the excavation of the settling area. You accepted our proposal which included specified rates for the services to be performed and we scheduled the work. We performed precisely what was specified in the proposal at the specified rates and found that the cause of the soil failure was precisely what I had told you to expect which is that you have old corrugated metal piping that has rusted through on the bottom. The Piping doe not allow access to the full length of the pipe so we repaired the portion of the pipe that we could gain access to. I made a site visit to see everything once my crew had it exposed and directed the efforts and discussed in detail with your wife that day and later with you on the phone what we could do and that the likelihood of future failures was certain because of the condition of the pipe and the fact that it simply cant hold water anymore. We charged you at the agreed to rates, told you it was only a temporary repair, discussed it with you in detail at every step along the way and projected the costs and efforts involved in fixing it completely. The fact that our effort did not hold up through the heavy rains is not because we did anything wrong, it is because of failed piping and the fact that your follow up effort seemed to hold up better is simply because you knew what to do because of our input and efforts. There is simply nothing that we could have or should have done differently in your case or I would b happy to do it but we charged you precisely what you agreed to and our rates are not high.
In late winter, my husband and I began looking for someone to create an overall landscape plan. After several estimates, we were most impressed with Brendan Smith and his ideas and the cost was comparable to the other estimates. Brendan created the initial plan and worked with us on minor changes. We got several estimates on installation of the plan and, again, choose C&M. Our project was a large undertaking including tear out of existing plants, removal of large ivy beds , redesigned beds to cut down on the amount of lawn, and hardscape. The lot slopes down to the backyard and had no safe access from the front to the back. Since we are older, slippery grass and a fall could be traumatic. Brendan designed a stairway and retaining wall with wide comfortable steps that make a graceful transition to the back yard. The work done by his crew was high quality from the tear out to the hardscape of the steps and walls. The attention to detail on the installation of the steps and walls was second to none, from creating the correct footings to ensuring everything was level. We had a beautiful Japanese maple that had been planted in the wrong place and had outgrown its location. Brendan was the only one who wanted to move the tree instead of removing it and they did so...very successfully. We also discovered drainage issues that had to be addressed. Brendan worked with us to change the plan so we could stay within budget. The entire crew was pleasant and professional.

I've given five-star ratings only twice before, but feel I have to this time, too. I paid the refundable consulting fee to Michael Staley to evaluate our front yard unpermitted retaining wall and to estimate costs to tear it down, reestablish yard slope, and seed. I was surprised and pleased that he was so knowledgeable and considerate of our need to keep costs down because we were sick about having to do this to sell our house next year. When it started raining and I emailed that they should put up silt fencing, the job was done within hours. His crew tore the wall down and hauled masonry away in 2 work days, and sloped the yard for grass in another. Because he was able to use some of our dirt on another of his projects, he saved us thousands on landfill costs and didn't hesitate to pass the savings on to us, a rarity with Contractors. Because we'd save so much, we decided to sod instead of seed, one more day's work, and still ended up below his original estimate. If we had only found him to build the retaining wall years ago, we wouldn't have had to tear it down now. He kept our future home sale always in mind and acted in our best interests the entire time.

I so appreciate your review. I tell people all the time that we make a living knowing how to do such things and in your case it was so relevant. Your original project like so many efforts that I see had simply gone all wrong. The concept had good potential however the costs of doing it correctly would have kept you from doing it so your original contractor sadly just didn't have the right skill set to steer you in the right direction and instead executed the work in a manner that it was sure to fail and never looked good. the only thing of value when you and I met was to simply take it all the way apart and put it back together as it was originally. It is always a shame when this happens and it is all too common. Homeowners often times associate landscape contractors all together and while there are aspects of work that most all landscape contractors can perform, there are many projects that only a few of us can really perform WELL.
