I have no way to describe the disrespect i get from colonial apartment landlords and management. I have not had hot water for over a week now and have been diagnosed with pneumonia from my doctor. I am unable to shower the sick sweat and filth from work on me because they refuse to actually fix the problem. I have called my landlord and management 5 times now and i have walked in twice. MY landlords respond with "Oh, I thought it was fixed or "I don't know what to tell you." DO NOT LIVE UNDER COLONIAL MANAGEMENT IN MADISON. The landlords and management do not care about the tenants AT ALL and never do as asked. It is illegal for them to be holding my hot water from me like this and it only is making me sicker.

Do not rent from here. The maintenence is terrible. They don't come when they say they will, if they even come at all. And they like to come into your apartment without notice, and when you're not home. When my room mate and I moved in he said that first and last months rent would be cut in half and they said that he was not going to honor it for our last month. They also didn't know when our lease was suppose to be up. We rent there starting in September and had to be moved out in June, otherwise we had to sign another year. These apartments are in bad, loud neighborhoods. (We lived on Onsgard Rd.) They inside of the buildings never get cleaned. We had mold for almost a MONTH before anyone came and did something about it, and when they did it didn't go away so we had to call the city inspector. There was dead rats in the basement and rat/mouse poop in the washers/dryers. So disgusting. And then they will charge you for EVERYTHING that they can possible think of when you leave so they don't have to give you back your security deposit. Like dust on the blinds, and smudges on the mirrors. Just awful. Do not rent here. Ever.

Colonial has been raising the rent EVERY YEAR. They also raise the price of the coin laundry, both washer and dryer, regularly. When you call them for some maintenance problem, they say they'll call you right back, but they never do. This winter, I had no hot water for over 4 days. The tap water turns brownish from time to time. The building often has bad odors, like the smell of BO and urine mixed. The maintenance people absolutely lack communication skills. They are also very incompetent. It's took them one month to fix the leak in my unit. Their work is sloppy, and they do not clean up their mess well. One of my neighbors was complaining that a maintenance person came in while she was absent from her unit a couple of times, and that her sweater and some cash have gone missing. She said, a few days later she saw the maintenance lady wearing her sweater. So I try to be here when they come, but as I said before, they don't communicate. They come without any notice or give you a very broad time line, which is practically useless.

This is by far the worst mgmt. company I have ever experienced! I have had MANY unpleasant encounters and conversations with the office staff but the worst was with the supervisor, Sherri. She is unprofessional, rude, and derogatory. And then there's the maintenance department. They have zero communication skills, do shoddy work, and have illegally entered my apt. on several occasions without my permission. They also broke in while I was there and tore the door chain right out of the wall and then didn't fix it. I felt completely violated. Don't expect a reasonable response time for maintenance requests, if you even get a response at all. I had such severe mold (imagine furry gray, black, and red mold around the window & air cond.) in my apt. that needed attention and about a month and a half of not getting a response (despite several emails), I had to call the City Building Inspector. I've had to have pest control come 4 times to my studio apt. because I have see over 40 silverfish centipedes in my apartment. I have also gotten severely bit by something else and it took weeks to heal the bites. They'll tell you the intercom for the security locked bldg. doesn't work but that is a LIE. They can program it to your cell phone or they must provide you with a telephone to use it. This is straight from the bldg. inspector. They do not care about you. DO NOT RENT FROM THEM!

I am very happy with Colonial. Unlike other reviewers, my parking lot and surrounding areas are clean and well kept. I had an issue with my dishwasher when I first moved in, and they responded the next day, and replaced it with a brand new one. The apartment is very spacious,with beautifully cared for hardwood floors. My only complaint is that I wish the "no smoking" policy was enforced in my building. My next door neighbor smokes heavily-in other buildings I see them smoking outside, but when I asked, I was told,"Well, it's hard to know who is smoking."

1) The management never answered the phone or responded to messages left on the answering machine.2) They did nothing about the noise complaints or the drug activity.3) They threaten residents with dogs to charge them for not cleaning up the dog poop, but they never actually go through with the charges, so BEWARE WHERE YOU STEP! 4)They wont make copies of your lease or other rental agreements (I've asked 5 times).5) Beware they also don't require a co-signer or do a thorough background check on people that are "added onto the lease" 6) They don't trim the bushes around the apartment buildings. 7) If you need a payment plan...forget it! I don't know what they offered me...but it wasn't a reasonable payment plan! 8) They parking lot is always full of glass, from the dumpsters, however, they never sweep it up.9) They don't keep there move-out/check-out appointments. 10) They told me I had no cleaning charges, when i moved out and proceeded to bill me $80.00. The apartment has an ancient kitchen, with a stove and dishwasher that seem to be from the 60's. You can hear everything that happens in the basement (including the washer and dryers). The washers and dryers are very small and don't work very well. The area of Onsgard Rd and Orin Rd has a lot of drug activity, which they turn a blind eye to.
