I had sink issue's and after 2 months, they never came to fix it. I moved out of the place and its been passed 45 days and I haven't gotten my security deposit. Now they are complaining to me, that something's off on their general ledger. I've been nothing but nice and cooperative with this company, and a great payer and now they are treating me like garbage. Sighs. Don't rent from here. I reported them to BBB.

It has been 2 months and 4 phone calls and I still do not have my deposit. I still have not been told how much I am getting back either. When you ask and call them out on things they do not answer you. Such as, why have I not received the money you owe me? Why has no one returned my messages? They argue with you and tell you "you are not listening to me"...all I hear are excuses like they sent it to the wrong address even though weeks ago I confirmed my address with you! The law requires them to return your deposit but apparently they love conflict and would rather listen to you call and call repeatedly instead of just doing their jobs. This is an ongoing issue with this place, we paid rent on time for 3 yrs and this is how we are treated. They paint over mold and let people move in just to have to deal with them when the mold grows back (they did this twice to tenants below us). This business should be ashamed of themselves. Why not just do your job right so you do not have to listen to all your tenants calling and complaining? Oh, and after all of this, not one apology. Not once do they admit they were wrong, instead they try to make it sound like you are a problem because you want your money they legally owe you. There is never a manager or anyone civil to talk to you, the only person is Deedra and before her the other girl was probably worse. I even hung up (I was in tears at this point), sick of arguing and Deedra called back to argue more!!!

I lived at 2735 Elmwood Ave. Great location, but the place was old and worn. Uninsulated windows. Inefficient electric baseboard heat. Kitchen sink drain leaked into cabinets. Called maintenance to fix 3X. They only put caulk on it. Never fixed the plumbing. It still leaked. I left the apartment spotless. They deducted a $129 Cleaning fee & $75 carpet cleaning fee for a rug that had stains and cigarette burns when I moved in. Good luck getting all your security deposit back if you choose to live in their properties, even if you do take care of the place.

Horizon may lurer you in with cheap rent and seemingly nice locations but be warned! I lived at 425 Porter and the apt building is old and dirty. The elevator is broken 75% of the time (even if you call in to have it fixed), we had a leaky hallway ceiling which they ripped out the tiles and then stapled plastic to "cover" the hole. We had a bat problem in the hallway...with bats flying around. Broken toilet. The washer and dryer is in a creepy basement and both washers have been broken twice. And lastly there is a mouse problem! We have a very clean apt despite the enviroment and one day a bunch of dead mice showed up and now there is a whole live mouse family running loose in the tiny apt!! Horizon also has horrible customer service and constantly has new staff that don't know what they are doing. They messed up our paperwork and sent us an eviction notice saying we owed then past rent when we were paying on time. HORRIBLE PLACE TO LIVE. PERIOD.

I arranged to view an apartment at 197 North St with Amber, and had to reschedule (I did so with plenty of advance notice). I called 1/2 hr before the rescheduled time to confirm, and she didn't answer. I showed up to view the place, and she wasn't there. While I was there, I noticed garbage strewn on the lawn on one side. I called her cell again and left another message, and then called the main office to see if someone could show me the place. Someone offered to "call her" to "see if she was running late," and I declined. No one attempted to call me back, and Amber never called to apologize. How professional. After reading these reviews, I am tremendously happy they revealed their lack of professionalism early on.

I went to view 4 apartments ( 2 at this location, 2 at 197 North St.) with this company; all of the set-ups are different. I was searching for a large studio or one bedroom clean and up to par. However, when I viewed these apartments, the kitchen floors had tears in it, some that had carpets, were reportedly only getting a shampoo-that needed to be replaced because of the stains and furniture indents, the tubs are too old, the staircases and halls that lead to the units are dirty, paint chipped, and just plain worn. The only irony I find with my experience is that Amber and Becky, the rental agents, were very well kept. Amber, specifically, could get a job modeling, yet did not at all seem embarrassed for the looks of the apartments she was showing. MyrnaCorona,LMT,RN

I rarely ever write reviews but from what I've experienced from Horizon I want whoever is considering to rent from them to know how horrible they are. They may seem nice in the beginning but after they get what they want, which is your money, everything starts to go down hill. The property manager Jon and front desk Cory should get fired for what they call customer service. What service? Everyone in that office sits on their a$$ and does absolutely nothing but scam your money. Beware of Horizon Realty. Save your money and rent from elsewhere.

I lived at their property at 261 W Utica with three other guys. Our first month there we had no stove even though it was in the lease. A month later they dropped it off and we had to assemble it. My bedroom had no electricity the 1st month, which took them a month to come "fix" by running lines outside the wall. None of the men working on their properties seemed to be licensed to be doing any of the work. They lived in Horizon's apts rent free in return for working for them. They often came into the house without us home, would have "issues" with their accounting and frankly were the least professional company I've ever dealt with. 9 months after moving out I am still waiting for my security deposit back, and they stopped answering my emails over a month ago. This is just a tiny bit of the issues we had with this Realtor. They have an F on the BBB website, and it's well deserved. I would not recommend signing any type of lease with this company. Do yourself a favor and find something better, there's plenty of good housing options in Buffalo.

The last person does not even live with Horizon Realty so how can they have an opinion? I am not disgruntled, I am getting terrible service since the day I moved in 2 years ago. The place was trashed when we moved in, it took days for things to be fixed (we had no working toilet til the 3rd day living here), we have gone days without heat!!! I woke up today and it was 58 degrees in here, same thing 2 weeks ago (took 3 days to get heat back on). Last winter we went 3 weeks total without heat. This company is not great, the Derby apt's are a free for all. There have been mattresses, couches, and all kinds of trash left in the parking lot and hallway at all times. Windows are have been boarded up for weeks, I am horrified when people visit and have to explain that we live here because they allow pets. If you want an honest opinion then believe the people who LIVE HERE!

Well I just got back from visiting my sister, and since she had recently moved in here, I Googled the place. Normally I wouldn't write a review of a place I'm not living, but there were so many extreem comments I felt compelled to weigh in. I put average for value because I didn't ask my sis what she pays, but the place was rather nice, I liked the style, and she had no big complaints, has mentioned that she's liked it since she moved in and at one point during the visit said that something had gotten repaired immediatly after requesting it (I was telling her how it was 10 days since my kitchen lights went out before my Mgt. Co. replaced them). Anyway, I'd assume the 1 star reviews are disgruntled people (they're just too vitriolic to fit what I saw), and as for the 5 star reviewers...well, who knows where s/he lived before here!

I have lived in Horizon's building for years and I love it. Locations are fantastic, and they have made massive improvements to the buidlings. When I first moved here, these buildings were old and run down and needed work. Over the years, Horizon has invested Millions into these properties and now they are fantastic and energy efficient. Also, the price is very affordable compared to others and the service is great. I love my new Windows! I would definitely recommend a Horizon Building to anyone!

It's nice to see this awful company getting the bad press they deserve. They tout themselves as the "leaders in green living" in Buffalo--but many of their buildings are uninsulated, filthy, and unsafe. Unbelievably bad customer service. If you have a problem, they won't fix it. Your roof is leaking? "We'll send someone right out!" they'll say--but maintenance won't actually show up. Worse yet, they have ridiculous excuses for not fixing things. They wouldn't fix our roof because it was "winter." When we started hearing animal noises in our attic (scurrying and gnawing) they told us "not to worry about it" because it was "probably just a squirrel." ............ As for their "green living" claim: in the winter, snow and rain came in our windows. None of our windows had screens. The heater worked sporadically and didn't keep the apartment warm. It was so cold in the winter! I can honestly say that my apartment was the least "energy efficient" building i've ever lived in...... Oh, and finally, like the other reviewers mentioned: our apartment was filthy when we moved in. They promised to clean the apartment before we moved in--but did not. When we moved out, they charged us an 80 dollar mandatory cleaning fee--not because our apartment was unclean, but because they charge everyone a cleaning fee! Awful! Where is this money going? Not to clean their apartments, obviously! Beware before you rent!

All the negative comments here are exactly what we have experienced also. We live in the Derby Apartments and were lied to about the place being fixed and cleaned prior to moving in. We couldn't even stay the 1st night because we had no running water, no apology was ever given! The place had trash in it, beer cans, and all appliances and floors were disgusting! The windows are 40+ years old, hard to open and close, drafty, and ice forms on the inside in the winter (oh, we were told new windows were being put in this past spring, it never happened). The parking lot is never plowed early, I have been stuck and late for work many times-once the plow didn't show until after 11am on a weekday! When you call to request something be fixed it takes forever, that is if you can even get someone to listen to you. The hallways and laundry area are cleaned about once every 2 months (the lady lives on site too). It is filthy, people are allowed to throw trash all over the outside and no one cares. The parking lot by our building has no light! It is dangerous and when we walk our dog or go out at night we take a flashlight with us. The only upside and the reason why almost everyone is here is because they allow cats and dogs with no outrageous fees.

Don't waste your time!!! Filthy rotten dirty!!! Lied about cleaning, terms of the lease (told us that it was a typo on their part)TOTALLY misrepresented their management, the apt and lease. Never gave us an emergency number, we had a major leak on friday NEVER open on weekends. Realitor was rude, arrogant and obnoxious.
