I cannot recommend Fred Klein of Inspections Unlimited due to the number of issues that he overlooked. Within just a few weeks after the inspection we discovered a massive leak through the chimney, an AC with leaking freon and rotten wood indicative of a water leak under the sink. These repairs have cost us about $4,000 so far and Fred made no note of these issues. Both the roof and the AC contractors were surprised that the inspector would overlook such obvious issues. Regarding the leak under the sink, Fred simply made no note of it even though there was rotten wood (and a mildew smell--see photo) and water damage that went all the way to the rafters in the attic. Regarding the chimney, Fred advised that there would be air leaking through and he recommended a $500 repair credit, but in fact it proved to be a veritable waterfall upon the first rains. We had five estimates and the final repair cost $3,700--a pretty bad estimation on Fred's part. Finally, regarding the AC, it was too cold to do a full inspection, but the AC contractor was shocked that Fred didn't noticed frayed wires just inches from the house which were indicative of the low quality of work overall.
