Our 3-Step Mortgage Resolution Program was formulated to help homeowners find a suitable mortgage solution. The objective is to SAVE THE HOME and/or the homeowner from adverse consequences.

1. The 1st step is to refinance the home. The key factors in determining the feasibility of a refi are: the equity of the property, its appraisal value, the allowed LTV (loan-to-value ratio), the FICO score and the verifiable income and assets of the borrower(s). Just last week, the guidelines for.. the increased limit of a conforming loan to $ 729,750 (from $ 417,000) finally came out. This gives many of the otherwise jumbo-loan borrowers an opportunity to refi to a lower rate. This is a breather for many homeowners.

2. If refinance cannot be achieved, we will suggest loss mitigation. The 2 conditions for loss mitigation are: the desire of the homeowner to save the home and the ability of the homeowner to resume mortgage payments. If this is to be considered, apply online at www.USLossMitigation.com/eestreller for a FREE eligibility assessment. Once pre-approved, the borrower can contract with USLM to proceed with a loan mod request.

3. If the homeowner does not qualify for loss mitigation, I will suggest a short sale in lieu of foreclosure. This is to prevent the homeowner from having a foreclosure record on his/her credit report which will "blacklist" him/her in future home purchase. If this option is to be taken, the homeowner is hereby advised to seek counsel from a lawyer and/or accountant as I cannot give legal or tax advice. Our company, William J. Haverly & Associates, will do the listing and selling. We will negotiate with the lien holder(s) but they will still do a review of the request and will make a business decision based on the information provided. There is NO cost to the homeowner.

Based on my observations during the last 6 months, quite a number of borrowers having difficulty in their mortgage payments or in mortgage default already were somewhat in denial of their situations. Without considering all options, they ended up in foreclosure and losing their homes. I would like to help in PREVENTING this as much as permissible.
