Our refinance (May 2009) was Painless, effortless, and easy. I found Ken'Cook's website through a mortgage forum. I was hesitant to use a broker service, but this was different. All rates and numbers did not change after quoting by Ken. Well only slightly. Their attorney is very cheap. Ken answered all my questions and was extremely easy to contact by phone and email, unlike large mortgage companies. The rate WE GOT was LOWER Than Wells Fargo, DItech, and Quicken. By the way stay clear of Quicken, they lie. We did a streamline refinance and Ken was extremely knowledgable, heck he has a talk show too. Locking was immediate after the application, and was FREE. No credit check either. Closing was like lightning and there were no lies or surprises. I hardly had to lift a finger, except to fax the application, and sign items. We paid about a (point $) for using this companies services, but it was well worth it. I am in GA and so glad I found Novation!

I called these guys and thought they were a little cocky ... now I know why. I applied for a loan from a competitor and had every nightmare there could be. I finally swallowed my pride and called back to speak with Ken and he connected my with Kim - she closed my loan on a foreclosure in about 2 weeks and saved my earnest money. Since then I attended the seminar and met the people and will be doing more deals but I won't make the mistake of not calling them first and only from now on with investment properties. Thank you guys! (I updated this review when I noticed I didn't have Kim's name in it. My loan closed in January 2006 and that is when I originally made my review.)
