I have found so many things since moving into my house. The HVAC filters haven't been changed in at least a year, and this wasn't in my report. Smoke alarm was busted, railing on deck was loose, stove top doesn't work properly, and so forth. The basic things weren't captured. Inspection took just 2 hours and probably should have taken 3 to 4 hours. So much for their 100% guarantee. I paid more thinking I was getting more, but ended up with less.

Since closing on our house we have come across multiple problems not mentioned in our inspection report from this company. While he did bring our attention to tons of minor problems, he never mentioned things that are now costing us big money. He never mentioned such important things as settlement at the foundation, piles of bricks that had come away from the side of the house, the wrong size tubing from the AC to the furnace, a major water leak that caused our first water bill to be >$600 with subsequent repairs in the the thousands of dollars, and leaks in the attic that had lead to staining of multiple room ceilings (just to name a few). This was all missed but he did point out one loose brick on the front of the house, the fact that the trees needed trimming, and that the kitchen faucet leaked if the handle was jammed all the way back. I don't know if this inspector our realtor gave us was less likely to point out major problems that might sour the deal for the person getting him the job, or if he was just incompetent. Either way, my advice would be stay away!

When my husband and I purchased a 1966 home in Avondale Estates, we used Southern Home for inspectors. They didn't find anything alarming or out of the ordinary, but when we started remodeling our kitchen a few months later, the entire sub floor, joists, everything was rotten due to a standing water issue in the crawl space below. There is absolutely no way they should have missed this. When we spoke to the owner to get at least a portion of our money back, he said that we had waited too late! We even asked the inspector himself to come back out, which he did, and we showed him all rotten wood, (the kitchen was still torn apart so he could see exactly what we were faced with. He seemed like he wanted to work with us, but the owner of this crappy company would not. We would probably have not bought the house had a proper inspection been done, as it set us back financially, as well as in time to complete the project. Don't ever use this company!
