A previous tenant of mine tried to get access to the community pool, a community he no longer lives at. The old tenant went as far as calling TBRED and pretended to still live there and asked for the new code. Luckily, the management company checked the lease agreement I sent over. He did not get access to the pool. I'm so happy they actually look at what I send them vs just filling it away in a drawn somewhere.

I would like to comment on what an AMAZING job they did in repairing the cracks in the unit. It was a pleasure to watch him work his magic. He was very professional and pleasant to talk with. He completed the repair and we will schedule our paint job in October. Thoroughbred Management is a first rate company and we appreciate your help. Thank you again. You have an excellent staff.

While I was on vacation a water leak started in my front yard, it was coming from my irrigation system. I had no idea this was going on until Thoroughbred Management (our HOA Company) called and informed me. I was able to have a friend run by the house and fix it. This saved me a Hugh water bill and was fixed fast enough to keep my plants alive. Very happy they went above and beyond for me and my house.

I received a letter about Front Yard Maintenance and had to call Thoroughbred Management to discuss it with them. Apparently my Tennant was not keeping a good eye on the place and let weeds take over the yard. In speaking to someone in Customer Service, they informed me the Tennant had already called to say he would fix the issue. Apparently Thoroughbred and send him a courtesy copy, and that was enough to get him to take care of it. I drove by the next week and everything looked good. When the company is on the ball, it makes my job easier. Thanks Thoroughbred Management!

I live in Posadas Las Rosas. I pay $50 a month with an additional fee because I live in the gated community. The gate is always broken and there is really no point to the said gate.They made me pay for a landscape service due to my 3 weeds that grew while I was out of town, then charged me $500 for this service. The front yards are the size of a postage stamp. We do not even have a full driveway, if that gives you a mental image. I recently got a bill stating I was late on my payment. I call the office and was transferred to the accounting department. The accounting department is rude to begin with. I ask why I was late if I never recieved a bill. (They use to send out little pay stub bills). She said I should remember because I need to pay it the same time every year. (We pay in quarters). I then ask if I can just pay over the phone to resolve this issue, she said no. I ask to pay online. She said for a $20 fee. I guess they are getting a check. For how much they pester actual homeowners because there are so many rentals and foreclosures.

I own a home in Vegas and use a property manager overseeing this property. The community I live in used Thoroughbred Management. My property manager received a letter for oil stains on the driveway. (I own a home managed by a different company as well. The other management company is VERY picky, almost expecting houses to look as if no one ever lived in them!!) After I spoke with my property manager, I drove by so I could see the stains. I asked my Tennant to take care of them. The Tennant spent some time cleaning, but it didn't look perfect. When that was complete, I called Thoroughbred expecting to hear "The Rules say no Stains on the driveway" but to my surprise another inspection had ALREADY taken place and they considered it a closed issue!! I mentioned they were still visible, and was told "We can see that effort was put into cleaning it and it made a huge difference". At the beginning of the call I was prepared to battle the HOA over a stain, I was pleasantly surprised when I realized that these people are reasonable too. As an investor, I'll be keeping an eye out for other properties that they are involved in! It only makes my job easier when I work with other competent, friendly people.

I recently took over managing a rental home for a new client. And as usual, he had no information on the HOA except for a phone number. I called the number expecting a endless string of extensions and voicemails. To my surprise, a human being answered the phone! I was transferred to Customer Service, who was yet another live person to talk to! Can you tell I don't like voicemail? After giving her my address, I was very quickly told, we don't manage this community. I thanked the lady for her time, and started to hang up. Before I could end the call, she offered to try to look up the management company for me. A few moments later, I had a new # and Management company. Even though Thoroughbred Management was not who I needed to speak with, they took the time to help me find what I needed. I greatly appreciate their help... kind of makes me wish they were our Management Company.

Like so many of my friends/ family here in Vegas, I have been a little short on funds. I needed to cut back in some areas and decided to skip my HOA payment for a month or so. After receiving two "late notices," I decided to call them to catch up on my now overdue account. To my surprise, I was actually able to speak to a live person who helped me on the first call! Without having to give the sob story I had prepared, they offered to set me up on a payment plan (instead of paying everything in full). Within a few months I was caught up on everything. If only the power company was this easy to work with.

I am a homeowner in a community that Thoroughbred manages and called them to complain about an issue in my neighborhood. Recently in our community park, people have not been picking up after their pets. As a pet owner myself, I found this incredibly disrespectful to our neighborhood. When I called, I was surprised to speak to a person instead of a voicemail. I don't remember who I spoke with, but she listened to me and told me they would address it. The very next newsletter mentioned my complaint. After that I noticed the landscapers paying better attention and cleaning this up while they were in our community. It felt good to have someone listen to me and address my concerns, and my community looks better now.

I called to speak to the accounting manager regarding an ILLEGAL fee that was charged on my account. I am in the real estate industry and up to date on the new Nevada Statutes but this company is obviously Not. The manager was EXTREMELY rude and disrepectful to me and totally refused to even look into the situation stating "I have been doing this a lot longer then you" I have never dealt with such an unprofessional company in my life.

We paid $50 a month to Thoroughbred Management for our HOA, which is pretty high considering there's no club house or anything in the community except a gate that breaks all the time. Having a Gate is like not having one at all, since they don't get fixed for weeks & no lock on the Ped gate and always open. This HOA don't do anything when people file complaints. I personally filed a complaint & they didn't do anything about it so I have to file another complaint & still didn't do anything about it. People drive 40mph inside the community with children playing outside, dogs barking 24/7 all year long outside backyard, people can't sleep, weeds is not being cleaned, community gate is broken all the time, no locks on pedestrian gate to keep our children safe, and loud music with screaming after 10pm, untrained pit bull almost attacked me twice. We complain to this HOA and they didn't do anything. If everyone living here paying $50 a month, what are they doing in the office and not correcting all these issues or look after them.

FIrst time I called Thoroughbred Management I wasn't entirely sure what to expect. A live person answered the phone quickly and routed me over to another live human being. I received a letter regarding weeds in my yard and was quickly informed of the procedure for taking care of the issue. In addition they explained why they has sent the letter and why the community was concerned at large. They were fair, professional and easy to work with.

Our HOA changed from Terra West to T-Bred and I was not notified for 4 months of the change until they tried to put a lien on the house. They have procedures they don't follow and people that are incompetent. The day I visited them I noticed that one customer had thrown a chair through the window. I was not happy with this business.
